Job summary

Smiths News plc is seeking a Junior Commercial Property Manager to support the day-to-day management of our national property portfolio. You will assist with leases, landlord and tenant matters, due diligence, and site handovers as our Go National programme expands.

You will work closely with the Senior Property and Acquisitions Manager and external advisers to coordinate planning, landlord consents and acquisitions, while maintaining accurate property data and reporting.

Qualifications

• Experience within commercial property, estate management, landlord and tenant, property management or a related environment.
• A working knowledge of commercial leases and landlord and tenant principles.
• Strong organisational skills with the ability to coordinate projects and manage multiple property matters at the same time.
• Strong analytical skills, attention to detail and confidence working with property information and documentation.
• A confident communicator, comfortable working with landlords, agents, solicitors and internal stakeholders.
• Good financial and commercial awareness.

Responsibilities

• Manage day-to-day commercial property matters across our national portfolio within agreed levels of authority.
• Maintain oversight of key lease events and critical dates, including rent reviews, breaks, expiries and renewals.
• Manage routine relationships and enquiries with landlords, managing agents and neighbouring properties.
• Carry out site inspections and property reviews, identifying issues, risks and required actions.
• Support property acquisitions from initial assessment and due diligence through to negotiation, completion and operational handover.
• Coordinate landlord consent applications for alterations, operational changes and new activities.
• Support property-related planning applications and coordinate information required by advisers and local authorities.
• Work with external agents, solicitors, surveyors and consultants on property-related matters.
• Undertake market research, rental comparable analysis and other commercial property research.
• Maintain accurate portfolio information covering rents, rates, service charges, insurance obligations and lease data.
• Support property budgets, forecasts, rent reviews, lease renewals, dilapidation's and property exit activity.
