Brackenberry Ltd is seeking an experienced Project Manager – Capital Works to oversee planned capital investment and maintenance across Southern Housing properties. The role involves managing programmes, budgets, contractors, and ensuring health and safety compliance, resident communication and timely project handover.

This is a 7-month contract with a strong likelihood of extension at the client''s discretion.

Qualifications

• Significant experience managing capital works, planned maintenance or cyclical investment contracts.
• Experience delivering works within occupied residential properties, preferably in social housing.
• Strong knowledge of housing construction, component replacement, building defects and property maintenance.
• Experience managing the full project lifecycle, from initial surveys and specifications through to completion, handover and final accounts.

Responsabilités

• Manage planned capital investment and maintenance projects from inception through to completion, handover and final account.
• Act as the lead officer for allocated contracts and projects.
• Manage contractors and consultants, conduct performance meetings and implement corrective actions where required.
• Monitor project programmes, budgets, cash-flow forecasts, quality standards, costs, variations and contractual performance.
• Ensure works comply with specifications, statutory requirements, building regulations, health and safety legislation and internal standards.

SMSTS or equivalent health and safety qualification
