Job description

You’re a seasoned leader in repairs operations who sees beyond just fixing problems — you recognise that every repair is about restoring trust, dignity and security for residents. You understand that great repairs services are built on reliability, quality, and care, and you know how to balance operational performance with real human impact. If you're passionate about creating services that people can truly rely on, and you're ready to lead a dynamic, high-profile team, we want to hear from you.

As our Head of Repairs Operations, you'll lead the delivery of a reliable, compliant, and resident-focused repairs service. From everyday repairs to tackling complex damp and mould issues under the new requirements of Awaab’s Law, you’ll bring stability, continuous improvement, and a culture where resident impact is at the heart of everything we do.

You'll manage a wide remit — overseeing repairs monitoring, voids, support teams, condensation, damp and mould teams, repair inspections, aids and adaptations, and our Plentific marketplace operations. You will also ensure consistent service standards across regions and lead proactive efforts to reduce service failures, improve performance, and embed resident voice into everything we do.

This is about more than achieving KPIs. It’s about leading with accountability, empowering teams, and setting the standard for service excellence.

You’ll bring:

  • Solid leadership experience within repairs and maintenance in social housing.
  • A proven track record of managing large, multi-functional operational teams.
  • Expertise in damp and mould regulations and legislation, including preparation for Awaab’s Law.
  • Outstanding crisis management, scheduling and resource optimisation skills.
  • Experience using data and resident feedback to drive improvements.
  • A solution-focused, proactive approach with strong accountability and motivation to do the right thing by residents.
  • Excellent stakeholder management skills, able to engage confidently with Boards, Exec teams, regional leaders, residents and contractors.
  • A strong commercial mindset with a passion for improving services and reducing service failure.

You’ll report to the Assistant Director of Repairs Operations and lead a growing team, including Operations Managers and 90+ indirect reports, all committed to building a service that reflects Peabody’s core mission: helping people flourish.

Here are just a few of the benefits of working at Peabody:

  • Two additional paid volunteering days each year
  • Flexible benefits scheme, including family-friendly benefits and access to a discount portal
  • 4 x salary life assurance
  • Up to 10% pension contribution
