Job summary

DiSRUPT Recruitment & Search | B Corp seeks a Head of Operations for student accommodation across Leicester and Coventry. You will own day-to-day performance, lead Site Managers and operational teams, ensuring safe, compliant and well-run buildings with an excellent resident experience.

You will drive occupancy metrics, manage licensing requirements, and deliver end-to-end project turnarounds while controlling costs and implementing improved processes across multiple sites.

Responsibilities

• Lead Site Managers and operational teams to meet safety and performance targets.
• Ensure compliance with H&S, ANUK, HMO licensing and Renters' Rights Act requirements.
• Oversee end-to-end annual turnaround including planning, contracting and post-project review.
• Manage contracts, performance and spend within delegated authority.
• Resolve escalated maintenance issues and complex resident complaints.
• Drive continuous improvement using KPIs, audits and site walks to cut costs.
• Control workforce, rosters, overtime and peak-period planning.
• Deliver excellent resident experience by acting on feedback and trends.
• Provide senior cover during emergencies and out-of-hours incidents.
• Lead change by implementing new systems and processes across sites.

Head of Operations – Student Accommodation | Leicester & Coventry

We're a growing, award-winning student accommodation and property business looking for a Head of Operations to take ownership of day-to-day performance across our sites, lettings and commercial units. You'll lead Site Managers and operational teams to deliver safe, compliant, well-run buildings and an excellent resident experience.

The role:

• Leading the operational team: managing performance, development and succession through Site Managers, with a culture of accountability and high standards
• Owning compliance: keeping all sites compliant with H&S requirements, ANUK accreditation, HMO and selective licensing, and new legislation such as the Renters' Rights Act
• Delivering the annual turnaround: running the programme end to end, from planning and contractors to move-in and post-project review
• Managing contractors and suppliers: overseeing contracts, performance, value for money and spend within delegated authority
• Resolving escalated issues: taking ownership of significant maintenance problems and complex resident complaints, driving them to a conclusion
• Driving continuous improvement: using KPIs, audits, site walkarounds and root-cause analysis to raise standards and cut costs
• Controlling workforce and costs: overseeing rotas, cover, overtime and expenses, and planning for peak and quiet periods
• Delivering great customer experience: using resident feedback and complaint trends to improve service
• Providing senior cover: acting as the escalation point for emergencies and out-of-hours incidents, stepping in personally when needed
• Leading change: implementing new systems, processes and ways of working across multiple sites

About you:

• Proven senior operations experience, ideally in multisite student accommodation, multisite hotels or multisite property management, including experience with mobilising new sites
• Commercial strategy and acumen around growing key metrics around occupancy rates, rebook rates and customer reviews
• Strong knowledge of housing legislation and licensing
• A hands-on, accountable leader who solves problems rather than passing them up
• Passionate about developing and coaching teams to deliver outstanding levels of service
