Job Title: Group Property Manager

Location: Weybridge, Surrey (with frequent UK and international travel)

We are a dynamic and expanding company seeking a dedicated and hardworking Group Property Manager to oversee our diverse portfolio of properties, estates, and assets both in the UK and overseas. Our ideal candidate is someone with a positive attitude, strong work ethic, and a passion for property management.

Key Responsibilities:

  • Manage all aspects of Group land, property, estates, and assets.
  • Design business plans for Group properties that align with company and stakeholder needs.
  • Inspect properties and arrange maintenance to ensure standards are met.
  • Negotiate property purchases and leases with sellers, landlords, and agents.
  • Seek out or dispose of properties in line with the Group's property portfolio strategy.
  • Efficiently rent out properties and manage rental income, negotiating high-yield rentals.
  • Collaborate with business leads and the facilities team to manage properties effectively.

Principal Responsibilities:

  • Oversee all aspects of assigned properties, assets, land, and estates.
  • Develop business plans for assigned properties that meet Group stakeholder needs.
  • Maintain positive and productive relationships with tenants.
  • Negotiate leases and contracts with contractors reliably and promptly.
  • Advertise and market vacant spaces to attract tenants.
  • Develop and manage annual budgets, forecasting requirements, and analyzing variances, data, and trends.
  • Oversee property personnel and assess their performance.
  • Achieve financial goals and report periodically on the financial performance of the Group's property portfolios.
  • Source and build relationships with prospective clients to expand business opportunities.

Preferred Qualifications:

  • While RICS qualification is not required, relevant experience and knowledge in property management are essential.
  • Strong management skills.
  • Effective marketing strategies.
  • Excellent interpersonal communication skills.
  • Comprehensive real estate knowledge.
  • Proficient negotiation skills.

Personal Skills/Attributes Required:

  • Self-motivated and proactive.
  • Effective verbal and written communication and influencing skills.
  • Proficient in Microsoft Office programs, including Excel.
  • Attention to detail.

Knowledge & Experience:

  • Proven work experience as a Property Manager.
  • Thorough understanding of property management and its financial aspects.
  • In-depth knowledge of property management rules and regulations.
  • Competency in MS Office and relevant databases and software.
  • Customer-focused with a bottom-line orientation.
  • Strong interpersonal savvy with excellent communication and presentation skills.
  • Well-organized with excellent time management skills.
  • Valid real estate agent/broker license.
  • BS degree in a related field.
