United Utilities is offering a Graduate Facilities Management Surveyor role based at Lingley Mere in Warrington. You will join the FM & Accommodation team on a 3-year graduate programme, gaining hands-on experience across building operations, contract management, compliance and asset data.

The role combines office-based work with site visits, with a starting salary of £32,250 per year plus a £2,000 joining bonus.

Qualifications

• A 2:1 degree in Facilities Management or a related discipline.

• Salary: at least £32,250 per annum & £2,000 joining bonus

What you can expect as a graduate in the Facilities Management (FM) & Accommodation team:

The FM & Accommodation team is responsible for managing and maintaining United Utilities’ offices, operational sites and workplaces across the North West, ensuring our buildings are safe, compliant, efficient and fit for purpose, enabling colleagues to deliver essential services to our customers every day.

We work across a diverse property estate, delivering facilities management services including building maintenance, health and safety compliance, energy management, sustainability initiatives, contract management and workplace improvements. The team plays a key role in supporting United Utilities’ operational performance, environmental commitments and employee wellbeing.

As part of United Utilities’ three-year Graduate Programme, you’ll gain valuable experience within a dynamic and collaborative Property Services team. The team are trusted advisors to the business, helping to create safe, sustainable and efficient workplaces while ensuring our assets deliver long-term value.

As a Graduate Facilities Management Surveyor, you will work alongside experienced professionals, developing your knowledge across a broad range of facilities management disciplines. You’ll gain hands‑on experience in building operations, contract management, compliance, asset management, workspace planning, sustainability and project delivery.

No two days are the same. You’ll enjoy a varied role combining office‑based work with site visits across our estate, giving you exposure to a wide range of buildings and facilities management challenges. During your final year, you’ll take on increased responsibility and have the opportunity to lead your own projects and areas of work.

We’ll support your professional development through structured training, mentoring and industry‑recognised qualifications such as IWFM Professional Qualification leading to CIWFM or RICS Facilities Management APC leading to MRICS, helping you build a successful and rewarding career in Facilities Management.

What you’ll be getting stuck into day to day:

• Supporting Facilities Management Surveyors with the management and maintenance of United Utilities’ buildings and workplaces.
• Monitoring building compliance and statutory obligations, helping to ensure a safe and efficient working environment.
• Working with contractors and suppliers to coordinate maintenance activities and facilities services.
• Producing reports and performance dashboards covering facilities management activities, costs, energy performance and service delivery.
• Supporting sustainability and carbon reduction initiatives across the property portfolio.
• Assisting with workplace improvement projects, space utilisation reviews and refurbishment programmes.
• Using property and facilities management systems to maintain accurate asset, maintenance and compliance records.
• Working collaboratively with colleagues across the business to deliver excellent facilities management services.

What you’ll bring to the team:

To apply for this role, you will need to have achieved, or be on track to achieve, a 2:1 degree in Facilities Management, Building Surveying, Property Management, Construction Management, Real Estate, Estate Management or a related discipline.

You will also need:

• A full UK driving licence with access to a vehicle, as the role involves travel between sites. This must be obtained by May 2027 to enable completion of the required onboarding checks.
• Strong interpersonal and communication skills, with the ability to build positive relationships and collaborate effectively with a wide range of stakeholders.
• A proactive and enthusiastic approach to learning, with the ability to adapt and contribute in a fast‑paced environment.
• Strong analytical and IT skills, with the ability to interrogate data, produce reports, and support the development of performance dashboards.
• Excellent organisational skills and attention to detail when managing property, asset and compliance information.
• A collaborative mindset and an interest in working alongside colleagues from a range of professional disciplines.
• A genuine interest in facilities management, workplace environments, sustainability and building performance, with a desire to develop a career in the profession.
