Job summary

AM Building Surveyors Property Consultancy is seeking an experienced freelance residential building surveyor to cover Leeds, Bradford, Wakefield, Harrogate, Huddersfield and wider West Yorkshire. You will perform Level 2 and Level 3 inspections with no mortgage valuations, working on a flexible, self-employed basis.

The role emphasizes independence, professional reporting using templates, and a proactive approach to client interactions.

Qualifications

• Demonstrable experience undertaking RICS Home Surveys (Level 2 & 3).
• Strong knowledge of residential construction and building pathology.
• Experience inspecting traditional, altered and extended properties.
• Excellent written communication and attention to detail.

Responsibilities

• Undertake residential property inspections in accordance with the RICS Home Survey Standard.
• Prepare clear and comprehensive Level 2 and Level 3 reports using established templates.
• Provide detailed photographs and inspection notes to support findings.
• Identify significant defects, risks and appropriate further investigations.
• Submit completed draft reports within the agreed turnaround period.
• Provide occasional post-survey clarification where required.
• Maintain a professional approach when dealing with clients, vendors and estate agents.
