Job summary

Waites Recruitment Consultancy is seeking a Fit-Out Contracts Manager to lead multiple commercial fit-out and refurbishment projects from pre-construction to completion. You will oversee project teams, ensure on-time delivery, within budget, and to quality standards on site and off site.

The role demands strong contract management experience in commercial interiors, responsibility for planning, budgeting, risk and client liaison, with opportunities for progression and travel to sites.

Qualifications

• Proven experience as Contracts Manager/Project Manager within commercial fit-out, interiors or refurbishment.
• Strong understanding of construction contracts (JCT, NEC or similar).
• Experience managing projects from £150k to £2m+.
• Excellent commercial awareness and financial management skills.

Responsibilities

• Manage multiple fit-out projects from award to handover.
• Lead project teams including site managers, project managers, subcontractors and suppliers.
• Develop and monitor programmes, budgets and resources.
• Ensure compliance with contractual obligations, specifications and standards.
• Monitor costs, variations, procurement and financial performance.
• Review subcontractor packages and negotiate where required.
• Identify and manage project risks and implement mitigations.
• Conduct regular site visits for progress, quality and safety checks.
• Ensure health, safety, environmental and quality regulations are followed.
• Build and maintain strong client relationships for repeat business.
• Resolve technical, contractual and operational issues promptly.
• Support business development by identifying opportunities for referrals.
• Prepare and present reports and forecasts to senior management.
• Oversee project close-out, snagging, commissioning and final accounts.
