Job summary

Building Careers UK is seeking an experienced Fire Stopping Estimator to join its pre-construction team in the UK. You will produce accurate and commercially competitive tenders for a wide range of fire stopping projects, reviewing documentation and performing detailed take-offs to support successful project handovers.

The role requires extensive knowledge of passive fire protection systems, strong negotiation skills and the ability to work with surveyors, project managers and clients to deliver

Qualifications

• 8+ years' proven estimating experience in passive fire protection.
• Pricing a range of fire stopping works including penetration sealing and compartmentation.
• Strong knowledge of UK Building Regulations, Approved Document B and British Standards.
• Excellent understanding of drawings, specifications and technical documentation.
• Experience using estimating software and Excel.
• Strong commercial awareness to identify risks and opportunities during tendering.

Responsibilities

• Review tender enquiries, architectural drawings, specifications, schedules and scope documents.
• Carry out comprehensive quantity take-offs and material calculations.

• Maintain knowledge of current fire safety regulations and product developments.
• Work with operations to ensure smooth transition from tender award to delivery.

Our client is a leading specialist in passive fire protection, delivering high-quality fire stopping solutions across the commercial, residential, healthcare, education, industrial and public sectors. Due to continued growth and a strong pipeline of secured and upcoming projects, they are looking to appoint an experienced Fire Stopping Estimator to strengthen their pre-construction team.

The Role

Reporting directly to the Pre-Construction Manager, you will be responsible for producing accurate and commercially competitive tenders for a wide range of fire stopping projects throughout the UK. You will play a pivotal role in the tendering process, reviewing project documentation, carrying out detailed take-offs, obtaining supplier and subcontractor quotations, identifying commercial risks and ensuring all estimates comply with current fire safety legislation and industry standards. The successful candidate will be confident working independently while collaborating closely with surveyors, project managers, contracts managers and clients to deliver accurate costings and successful project handovers.

Key Responsibilities

• Produce detailed and accurate estimates for passive fire protection and fire stopping packages.
• Review tender enquiries, architectural drawings, specifications, schedules and scope documents.
• Carry out comprehensive quantity take-offs and material calculations.
• Prepare competitive tenders within strict deadlines while maintaining accuracy.
• Source and negotiate pricing with suppliers and specialist subcontractors.
• Evaluate project risks, exclusions and opportunities for value engineering.
• Attend pre-tender meetings, site visits and client meetings where required.
• Build strong relationships with clients, contractors, consultants and suppliers.
• Support business development by assisting with negotiated tenders and repeat business opportunities.
• Maintain an up-to-date knowledge of current fire safety regulations, industry guidance and product developments.
• Work closely with the operational team to ensure seamless transition from tender award through to project delivery.

Candidate Requirements

• A minimum of 8 years' proven experience estimating within the passive fire protection/fire stopping industry.
• Demonstrable experience pricing a wide range of fire stopping works including penetration sealing, compartmentation, linear gap seals, fire batt systems, mastic, wraps, collars and associated passive fire protection products.
• Strong knowledge of UK Building Regulations, Approved Document B and relevant British Standards relating to passive fire protection.
• Excellent understanding of construction drawings, specifications and technical documentation.
• Experience using estimating software and Microsoft Office packages, particularly Excel.
• Strong commercial awareness with the ability to identify risks and opportunities during the tender process.
• Excellent organisational and time management skills with the ability to manage multiple tenders simultaneously.
• Outstanding communication and negotiation skills.
• Ability to work independently whilst contributing effectively within a collaborative team environment.
• Full UK Driving Licence (preferred).

Desirable Experience

• FIRAS, BM TRADA or other third-party certification knowledge.
• Experience working with principal contractors, housing associations, local authorities and Tier 1 contractors.
• Understanding of digital take-off software and estimating platforms.
• Experience pricing projects ranging from small remedial works through to large multi-million-pound contracts.
