Job summary

Build Recruitment is seeking a Senior Contracts Manager to oversee Passive Fire Protection and Fire Doors across London and the South East. You will lead multiple projects, directing Contracts Managers, Project Managers, Supervisors and operatives to deliver safely, compliantly and profitably.

The role sits between senior leadership and project delivery, driving continuous improvement and departmental growth while embedding the Building Safety Act and quality standards.

Qualifications

Responsibilities

• Lead day-to-day operations of Passive Fire Protection & Fire Door divisions.
• Oversee multiple projects across London, the South East and surrounding regions.
• Develop and mentor Contracts Managers, Project Managers and site teams.
• Own project profitability, budgets, forecasts, and commercial performance.
• Identify variations and manage commercial risk.
• Drive quality, compliance and audit performance.
• Ensure compliance with Building Regulations, BS standards and certifications.
• Embed Building Safety Act and Golden Thread principles across divisions.
• Manage client, consultant, principal contractor and supply-chain relationships.
• Support tenders, bid reviews and value-engineering opportunities.
• Develop KPIs, processes and reporting for the department.

THE ROLE

Our client is looking for a Contracts/ Senior Contracts Manager to take a leading role across their Passive Fire Protection and Fire Door divisions, overseeing multiple projects and providing direction to Contracts Managers, Project Managers, Supervisors and Operatives.

You'll sit at the crucial point between senior leadership and project delivery, making sure projects are delivered:

You’ll also play a key role in driving continuous improvement, departmental growth and operational strategy.

WHAT YOU'LL BE RESPONSIBLE FOR

• Leading the day-to-day operation of the Passive Fire Protection & Fire Door divisions
• Overseeing multiple projects across London, the South East and surrounding regions
• Managing and developing Contracts Managers, Project Managers and site teams
• Taking ownership of project profitability, budgets, forecasting and commercial performance
• Identifying and recovering variations and managing commercial risk
• Driving quality, compliance and audit performance
• Ensuring projects meet relevant legislation, British Standards and third-party certification requirements
• Embedding the principles of the Building Safety Act, Golden Thread and a culture of competence and accountability
• Managing key client, consultant, principal contractor and supply-chain relationships
• Supporting tenders, bid reviews and value-engineering opportunities
• Developing departmental KPIs, processes and reporting systems
• Supporting senior leadership with operational reporting and strategic business planning

WHAT WE'RE LOOKING FOR

We're looking for someone who can combine technical knowledge, commercial awareness and genuine leadership ability.

You’ll ideally have:

• Proven experience managing multiple Passive Fire Protection and/or Fire Door projects
• Strong knowledge of passive fire protection systems and fire door compliance
• Experience leading and developing operational teams
• Strong understanding of the Building Safety Act, Building Regulations and Golden Thread
• A strong commercial mindset with experience managing project profitability
• Experience with budgets, forecasts, cost reporting and variations
• Excellent communication and stakeholder-management skills
• Strong organisational and leadership abilities
• Full UK driving licence

Desirable: SMSTS, IOSH/NEBOSH, CSCS, FIRAS/FDIS/IFC experience and knowledge of OneTrace or similar quality-management systems.
