Job summary

Vico Homes is seeking a Fire and Building Safety Manager to join our Property and Building Safety Team. You will lead operational safety across HRBs, ensuring compliance with the Building Safety Act 2022 and fire safety laws while working flexibly across our regional offices, sites and head office in Castleford.

The role emphasizes delivering safety strategies, governance and assurance, developing policies, and engaging residents and stakeholders.

Qualifications

  • Qualified Building Safety leader with Level 5 or equivalent, plus NEBOSH or working towards.
  • Full UK driving license; willingness to travel regularly.
  • Experience with Higher Risk Buildings (HRBs), audits and safety governance.
  • Knowledge of Building Safety Act 2022, CDM Regulations and regulatory frameworks.

Responsibilities

  • Lead building, fire and structural safety compliance across Vico Homes.
  • Oversee HRBs, safety cases, resident engagement, and remedial actions.
  • Implement safety systems, Golden Thread, and reporting.
  • Provide guidance to senior leaders and coordinate with regulators and contractors.
  • Support Compliance Officers in contract management and safety audits.

About the role

As the Fire and Building Safety Manager your manager will be our Head of Building Safety and Compliance. You will work 37 hours a week on a permanent basis, working flexibly in the Vico Homes operating area based our Head Office in Castleford.

As the Fire and Building Safety Manager you will be responsible for leading the operational management of building and fire safety across Vico Homes, ensuring full compliance with the Building Safety Act 2022, fire safety legislation and associated regulatory requirements. You will oversee the safe management of Higher Risk Buildings (HRBs), provide expert assurance on compliance and best practice and drive the delivery of Vico Homes’ Building Safety and Fire Safety strategies, policies and objectives.

  • Implementation of the HRB Management Regime through our Building Safety Management Plan.
  • Development and implementation of processes across the organisation for Gateway applications to the Building Safety Regulator.
  • Delivering the requirements of the Golden Thread Policy.
What you’ll do
  • Lead the delivery of building safety, fire safety and structural safety compliance across Vico Homes, ensuring adherence to the Building Safety Act 2022, fire safety legislation, regulatory requirements and organisational performance targets.
  • Oversee the management of Higher Risk Buildings (HRBs), including the development and maintenance of safety cases and reports, resident engagement strategies and activities, ensure risk assessments are completed and the timely completion of remedial actions to keep customers safe.
  • Drive the implementation and continuous improvement of building safety systems, policies, procedures and processes, including Golden Thread requirements, Control of Works, Mandatory Occurrence Reporting and Building Safety Management arrangements.
  • Provide expert advice, guidance and assurance to senior leaders, managers and stakeholders, whilst working closely with regulators, emergency services, contractors and internal teams to promote best practice and ensure robust governance.
  • Oversee and support Compliance Officers in successful contract management, overseeing fire risk assessment programmes, supporting colleagues on the structural survey and inspection programme, manage roof access and fall arrest systems, audits, reporting requirements and ensuring Skills, Knowledge, Experience and Behaviour (SKEB) requirements are met across Vico Homes and appointed contractors.
What we’re looking for
  • A professionally qualified Building Safety leader with a Level 5 qualification in Building Safety or equivalent and a passion for keeping people safe. You'll bring a NEBOSH Health and Safety qualification or be working towards one, Graduate IOSH membership and a commitment to ongoing professional development towards Chartered status.
  • As this is a highly visible role across our housing stock, you'll need a full UK driving licence and the flexibility to travel regularly to sites, buildings and stakeholder meetings across the region. A VRQ Level 4 in Building Safety (Asset and Building Management Compliance) would be a distinct advantage.
  • You’ll have significant experience within building safety and fire safety sectors, including managing Higher Risk Buildings (HRBs), undertaking audits and inspections and developing policies, procedures and compliance strategies.
  • As well as extensive knowledge of Building Safety and Fire Safety legislation, the Building Safety Act 2022 and Construction Design Management Regulations, with the ability to apply regulatory requirements in a practical operational environment.
  • You’ll have strong leadership, communication and influencing skills, with experience of managing teams, engaging stakeholders at all levels, delivering training and driving improvements in safety culture and compliance performance.
