Zello Living is seeking a Property Manager to oversee our Nottingham portfolio of HMOs and flats. This field-based role focuses on tenant relations, inspections, viewings and hands-on issue resolution, with strong support from our office and remote operations team.

You will spend most time on-site, meeting tenants, coordinating maintenance and ensuring high service standards across a growing portfolio, with a clear path to progression within British Living Group.

Qualifications

• Experience in property management, lettings, housing or similar operational role.
• Enjoys field work and customer-facing tasks, not desk-based.
• Excellent communication and organisational skills.

Responsibilities

• Take day-to-day on-the-ground responsibility for the portfolio.
• Conduct accompanied viewings and help tenants find the right room or property.
• Follow up enquiries and viewings to secure lets.
• Carry out routine property inspections and produce reports.
• Record weekly checks and routine compliance tasks.
• Identify maintenance and safety issues and coordinate actions.
• Visit properties to verify issues and determine next steps.
• Support office with tenant check-ins, check-outs and handovers.
• Manage keys, meter readings and practical tasks on site.
• Build relationships with tenants, landlords and contractors.
• Keep notes and photos up to date for the team.
• Help improve property-management processes as the portfolio grows.
