Job description

Position Summary: Responsible for maintaining the physical indoor and outdoor integrity of the facility through Maintenance and the Environmental Services department.

Essential Duties and Responsibilities: This description covers the core functions of the job. Employees are expected to perform other duties as assigned by their supervisor. This document does not constitute a contract of employment.

  1. Provide excellent guest service to internal and external guests, demonstrating the #AddLife culture in all interactions.
  2. Hire, motivate, train, coach, mentor, and direct staff to meet objectives.
  3. Create an environment of support and motivation for Team Members.
  4. Establish departmental standards, guidelines, and objectives; manage budgets and staffing for efficient operations.
  5. Maintain confidentiality of privileged information according to policies and regulations.
  6. Communicate effectively to provide clear instructions to team members.
  7. Review activities in EVS and Maintenance to optimize staffing, working conditions, and service quality.
  8. Manage utility expenses and lead initiatives to reduce costs through operational efficiencies and new technologies.
  9. Establish preventative maintenance programs and oversee construction and renovation projects.
  10. Troubleshoot and repair mechanical or electrical systems such as HVAC, plumbing, and other equipment.
  11. Supervise exterior maintenance, including snow removal, lawn care, painting, and gardening.
  12. Assign and supervise routine maintenance and ensure the proper operation of building systems and equipment.
  13. Ensure OSHA and Hazcom compliance, including maintaining MSD Sheets.
  14. Address guest complaints and concerns appropriately.
  15. Schedule Team Members to maximize productivity and guest satisfaction while controlling costs.
  16. Conduct Team Member meetings and attend related meetings for information dissemination.
  17. Inspect furniture, fixtures, and décor; recommend and coordinate rehab projects.
  18. Meet with vendors to review products and equipment.
  19. Participate in the property Safety Committee.
  20. Resolve issues within scope and escalate beyond scope to supervisor.
  21. Keep the supervisor informed of relevant activities.
  22. Review subordinate work to ensure standards are met.
  23. Other duties as assigned.

Regulatory and Compliance Responsibilities: Ensure compliance with laws and regulations, including training, licensing, and adherence to policies regarding minors and gaming regulations.

  • Attend required training sessions.
  • Obtain and retain necessary licenses.
  • Perform duties in accordance with laws and regulations.
  • Prevent minors from gambling, loitering, drinking, or purchasing tobacco.
  • Understand departmental policies and procedures, including problem gaming programs.
  • Report acts of wrongdoing.

Position Qualifications: Minimum of ten years in engineering, facility management, janitorial services, or related fields with supervisory experience. Vocational training or equivalent experience required. Must have excellent communication skills and significant experience with major mechanical systems, fire & life-safety equipment, grounds, parking, lighting, plumbing, electrical, and controls. Hospitality or gaming experience is preferred.

Proficiency in Excel and Word is required. Ability to make independent decisions and work in environments with secondhand smoke, noise, and flashing lights.

Certificates, Licenses, and Registrations: Virginia Racing Commission License.

Supervisory Responsibilities: Manages subordinates and oversees their performance.
