Job summary

Bellrock is seeking a proactive Facilities Manager to oversee day-to-day operations at Castlehill Centre, Bolton. You will manage maintenance, compliance, lifecycle planning and services including security, cleaning and catering, while coordinating contractors and ensuring value for money.

The role requires strong FM experience across hard and soft services, with a focus on safety, reporting and stakeholder management to deliver high standards of service.

Qualifications

  • IT literacy essential; proficient with Word/Excel and CAFM systems.
  • IWFM membership or equivalent is expected.
  • Experience in facilities management at contract level.
  • Excellent customer relationship skills.
  • Experience in training team members and improving performance.
  • Experience with large heating and water systems.
  • Flexible, responsive to client demands.
  • Professional presentation and good housekeeping.

Responsibilities

  • Lead the Facilities team and oversee day-to-day delivery of services across the Centre.
  • Ensure full compliance with Bellrock Group health, safety and environmental policies; maintain safe systems of work.
  • Manage contract budgets, forecasting and expenditure; ensure value for money.
  • Plan and oversee statutory PPM and reactive maintenance; ensure works are safe, professional and within KPIs.
  • Manage subcontractor performance and ensure works meet required standards.
  • Oversee delivery of catering services; ensure compliance with National School Food Standards.
  • Maintain accurate job, asset, compliance and service records; keep helpdesk updated.
  • Provide regular facilities and performance reporting to the Account Director.
  • Provide technical guidance across gas and mechanical systems and support safety.
  • Hold/provide Authorised Person responsibilities (confined spaces, L8, electrical works, fire safety).
  • Build a strong client relationship and maintain high standards of service delivery.

Facilities Manager

Role Overview

The Facilities Manager will oversee the day-to-day facilities operation at Castlehill Centre, ensuring a safe, compliant and well-maintained environment.

You’ll manage planned and reactive maintenance, statutory compliance, lifecycle planning and projects, alongside services including security, cleaning and catering.

The role will also oversee contractors and health & safety standards, maintain accurate asset information, support lifecycle investment decisions and provide clear reporting to the client, ensuring services deliver strong performance and value for money.

Key Responsibilities
  • Lead the Facilities team and oversee the day-to-day delivery of services across the Centre.
  • Ensure full compliance with Bellrock Group’s health, safety and environmental policies, maintaining safe systems of work for colleagues and subcontractors.
  • Manage contract budgets, forecasting and expenditure, making commercially informed decisions and ensuring value for money.
  • Plan and oversee statutory PPM and reactive maintenance, ensuring works are completed safely, professionally and within agreed KPIs.
  • Manage subcontractor performance and ensure completed works meet required standards.
  • Oversee the delivery of catering services, ensuring compliance with National School Food Standards.

Skills & Experience

  • IT literacy essential (Word / Excel / CAFM usage)
  • Member of IWFM or similar
  • Experience in Facilities Management at contract level
  • Excellent customer relationship skills
  • Experience in the management of training of all team members and improving team performance.
  • Experience of large complex heating and water systems
  • Flexible work attitude and ability to adapt to client business demands
  • Respectful and professional presentation always
  • Good housekeeping and workplace organisation
  • Previous Facilities Management experience across both hard and soft services.
  • Good technical knowledge of building services with a practical, solutions-focused approach.
  • Experience managing contractors, projects and multiple stakeholders.
  • Strong client-facing and communication skills.
  • Good understanding of health & safety, risk assessments and compliance, ideally supported by a relevant H&S qualification.
  • Commercially aware, organised and comfortable using FM systems and technology.
  • A proactive, adaptable approach with a genuine focus on improving service delivery.

Working arrangements
