Job Title: Fabric Engineer
Hours: 40h per week
Location:Street-Somerset

Job Purpose:

To ensure the successful day-to-day delivery of routine planned and reactive fabric maintenance tasks. This may include the co-ordination of specialist sub-contractors and liaison with the on-site management team.
To look out for the best interests of the client customers with great customer service and a pro-active approach to maintaining the best possible facilities environment.

Key Responsibilities

• To maintain and improve efficiently with the minimum of supervision new and existing building fabric installations to specified standards as determined by the company and client.
• To work in a pro-active manner at all times and identify building fabric tasks which require attention before an issue occurs.
• To help devise routine inspections specific to the client sites which will enhance the pro-active maintenance approach to the building fabric.
• Typical tasks include:
• General carpentry maintenance.
• Roof inspections & maintenance (gutter clearing etc).
• Repairs to locks/windows.
• Installation of fixtures, fittings, shelving etc.
• Jet-washing
• Minor plumbing repairs – clearing blocked urinals, hand basins and WCs.
• Minor repairs/adjustments to flooring.
• Painting, touch-up and repairs to decoration.
• Patch repairs to plastering.
• Office moves where desks & furniture need to be assembled etc.
• Ensure all work activities are in compliance with Company Safety Policy, Procedures, relevant Codes of Practice and Statutory Regulations To maintain and improve standards of quality, health, safety and environment, good housekeeping and to report any short comings and issues promptly.
• To plan, co-ordinate and execute small works projects using sub-contractor support where necessary. Assist with preparation of quotations for additional works as required.
• To be flexible enough to undertake duties to accommodate operational requirements including participation in overtime whenever possible.
• To prepare materials lists and plan work activities.
• Train and assist, as directed, other Technicians and colleagues.
• Participate as required in emergency response teams as required.
• To understand and complete all work-related documentation accurately and on time.
• To attend and fully participate in training and weekly team meeting activities as required. To work as part of the wider M&E maintenance team when required.
• To undertake additional duties in line with capabilities as required.
• To attend meetings as required.
• Thorough knowledge of commercial building fabric and installation work activities. Working to Planned Preventative Maintenance Regimes.
• Knowledge of lone working requirements.
• Working to health & safety processes.
• Educated to a minimum of City and Guilds (or equivalent) in a fabric related trade e.g. carpentry/general building.
• Should have served time in an apprenticeship or following a recognised formal training programme and possess additional experience in a related industry environment.
• Good verbal communication skills at all levels,
• Positive thinker and enthusiastic team player. Desire to provide excellent customer service and forge strong relationships.
• Ability to adapt to changing circumstances. Able to cope under pressure.
• Ability to diagnose and repair effectively. Taking a solution focused approach.
• Familiar with basic operation of a computer.
• Able to plan and organise work with minimal supervision.
• Able to acquire and maintain sufficient knowledge of a building’s operation and services.
• Able to work outside of discipline if required and safe to do so.
