Job summary

redfish solutions ltd, a leading high-end residential main contractor, seeks an experienced Estimator for its pre-construction and commercial teams. The role covers pricing luxury refurbishments, bespoke new builds and complex projects across London and the Home Counties.

You will work with architects, designers, and consultants to ensure accurate pricing and competitive tenders, participating in Stage 3/4 cost plans and supplier negotiations.

Qualifications

  • Proven experience as an Estimator within a main contractor environment.
  • Experience pricing high-end, luxury or super-prime residential projects.
  • Experience with refurbishment, fit-out, bespoke new builds and complex residential projects.
  • Experience producing detailed estimates and cost plans from drawings and specifications.
  • Strong understanding of construction methods, materials and sequencing.
  • Experience pricing projects through RIBA Stages 3 and 4.
  • Strong subcontractor and supplier relationships.
  • Excellent commercial awareness and attention to detail.
  • Strong negotiation and analytical skills.
  • Ability to manage multiple tenders and deadlines.
  • Excellent communication skills with clients, architects, designers, consultants and internal teams.
  • Strong Excel and estimating software skills.

Responsibilities

  • Prepare detailed estimates for high-end and super-prime residential projects.
  • Review drawings, specifications, schedules and tender documentation.
  • Carry out detailed take-offs and build-ups across all elements of construction.
  • Prepare Stage 3 and Stage 4 cost plans and develop estimates as design information progresses.
  • Price refurbishment, fit-out, alteration, extension and bespoke new-build projects.
  • Prepare detailed tender submissions and bills of quantities where required.
  • Issue tender enquiries to subcontractors and suppliers.
  • Analyse quotations, negotiate costs and ensure competitive procurement.
  • Develop and maintain strong relationships with the supply chain.
  • Review subcontractor returns and produce accurate tender comparisons.
  • Identify commercial risks, exclusions, opportunities and potential value-engineering solutions.
  • Work closely with Project Managers, Quantity Surveyors and senior management during the pre-construction process.
  • Attend tender meetings, site visits and client/consultant meetings where required.
  • Assist with the handover of successful projects to the delivery team.
  • Maintain up-to-date knowledge of construction costs, materials, labour and specialist finishes.
  • Price bespoke and technically complex elements where standard rates may not be applicable

An established and highly regarded high-end residential main contractor is looking to appoint an experienced Estimator to join its pre-construction and commercial team.

The business specialises in delivering super-prime residential refurbishments, bespoke new builds and complex high-end residential projects across London and the Home Counties, working on exceptional properties for private clients, architects, designers and property professionals.

With a strong pipeline of prestigious projects, this is an excellent opportunity for an Estimator who wants to work on genuinely high-quality schemes where attention to detail, technical understanding and accurate pricing are critical.

The Role

As Estimator, you will take responsibility for pricing a range of high-end residential projects from early-stage cost planning through to tender submission.

You will work closely with the pre-construction, commercial and project teams, as well as architects, designers, consultants, subcontractors and suppliers, ensuring projects are accurately priced and commercially competitive.

About You

The successful candidate will have proven experience working as an Estimator within high-end residential construction, ideally with a main contractor.

You will have a strong understanding of the complexities involved in pricing luxury residential projects, including bespoke finishes, specialist trades, high-specification materials and complex refurbishment works.
