Job summary

O’Neill & Brennan are seeking an experienced Estimator to join their commercial team in Central&South-West London. You will support pre-construction and delivery of multiple high-end residential projects valued £1m–£5m, handling tender processes from enquiry to handover.

The role offers a competitive salary (£65k–£85k) plus healthcare, pension and travel expenses, with strong long-term progression opportunities within a growing business. Office-based with projects across London.

Qualifications

  • Proven experience as an Estimator within main/principal contracting environments.
  • Experience delivering high-end residential, bespoke or super-prime projects is advantageous.
  • Strong understanding of construction methods, materials, subcontractor procurement and project costs.
  • Experience preparing detailed estimates and tenders across projects of £1m+.
  • Ability to interpret drawings, specifications and tender documentation.
  • Excellent commercial awareness with strong analytical and negotiation skills.

Responsibilities

  • Prepare detailed cost estimates and tender submissions for bespoke and super-prime residential schemes (£1m–£5m).
  • Review drawings, specs, scopes to establish project requirements and costs.
  • Prepare bills of quantities, schedules of works and pricing documents where required.
  • Obtain and analyse subcontractor and supplier quotations.
  • Prepare and issue subcontract enquiries and manage the tender process.
  • Review tender returns and carry out cost comparisons to identify opportunities and risks.
  • Liaise with subcontractors, suppliers, consultants and clients throughout the tender process.
  • Develop accurate cost plans and budgets in line with project requirements.

Estimator – Bespoke / Super Prime Principal Contractor – Central & South-West London

Salary/Package: £65,000 – £85,000 + Healthcare + Pension + Travel Expenses

O’Neill and Brennan are currently working with a bespoke and highly regarded principal contractor who are looking to appoint an experienced Estimator to join their growing commercial team, supporting the pre-construction and delivery of multiple high-end projects across Central and South-West London.

The successful candidate will take responsibility for estimating and pre-construction activities across a range of bespoke and super-prime residential schemes, typically ranging from approximately £1m – £5m. Working closely with the senior management, commercial and project teams, you will be involved throughout the tender process, from initial enquiry and cost planning through to tender submission and handover to the delivery team.

This is an excellent opportunity to join a well-established business that is experiencing continued growth. The position is a newly created role rather than a replacement, providing a genuine opportunity for the successful candidate to play a key role in the company's expansion and take advantage of significant long-term progression opportunities.

The role will be primarily based from the company's office, within walking distance of Oxford Circus, with projects located throughout Central and South-West London.

Responsibilities
  • Preparing detailed cost estimates and tender submissions for bespoke and super-prime residential projects ranging from £1m – £5m
  • Reviewing drawings, specifications, scopes and other tender documentation to establish project requirements and costs
  • Preparing detailed bills of quantities, schedules of works and pricing documents where required
  • Obtaining and analysing subcontractor and supplier quotations
  • Preparing and issuing subcontract enquiries and managing the tender process
  • Reviewing tender returns, carrying out detailed cost comparisons and identifying commercial opportunities and risks
  • Liaising with subcontractors, suppliers, consultants and clients throughout the tender process
  • Developing accurate cost plans and budgets in line with project requirements
  • Identifying alternative construction methods, materials and procurement opportunities to ensure competitive and commercially viable tenders
  • Preparing tender reports and presenting pricing and recommendations to senior management
  • Working closely with the commercial, design and project teams to ensure accurate pricing and a smooth transition from pre-construction into delivery
  • Maintaining accurate estimating records and cost databases to support future tenders
  • Supporting the continued development of the company's estimating and pre-construction function as the business expands
Requirements
  • Proven experience working as an Estimator within a main contracting or principal contracting environment
  • Previous experience delivering high-end residential, bespoke or super-prime projects would be advantageous
  • Strong understanding of construction methods, materials, subcontractor procurement and project costs
  • Experience preparing detailed estimates and tenders across projects of £1m+
  • Strong ability to interpret drawings, specifications and tender documentation
  • Excellent commercial awareness with strong analytical and negotiation skills
  • Experience obtaining, analysing and negotiating subcontractor and supplier quotations
  • Strong communication skills and the ability to build effective relationships with subcontractors, suppliers, consultants and clients
  • Ability to work autonomously while also contributing effectively as part of a wider commercial and project team
  • Comfortable working across Central and South-West London
  • Ambition to progress within a growing and expanding business
