Michael Page in London is seeking a RICS-qualified Estates Manager to oversee a national portfolio of 150 retail stores and 70 residential units, leading landlord and tenant matters, lease negotiations, acquisitions, disposals and estate strategy.

You will work with senior leadership to maximise property performance, control costs, and drive long-term value across the estate, with MRICS and 5+ years of experience essential.

Qualifications

• MRICS qualification required.
• Degree-level education in Estate Management, Property, Real Estate or related field.
• At least 5 years' property experience, retail/multi-site preferred.
• Strong experience in landlord & tenant matters, lease renewals, rent reviews.

Responsibilities

• Oversee day-to-day operation of national retail and residential portfolio.
• Lead landlord/tenant negotiations, leases, acquisitions, disposals.
• Build relationships with landlords, agents, solicitors and advisors.
• Oversee lettings activity and manage business rates liabilities.
• Lead dilapidations negotiations and property disputes.
• Collaborate with Legal, Finance, Operations, and Maintenance teams.

Estates Manager Key Responsibilities:

• Manage the day-to-day operation of a national retail and residential property portfolio.
• Lead landlord and tenant negotiations, including lease renewals, rent reviews, acquisitions, and disposals.
• Build and maintain strong relationships with landlords, agents, solicitors, and other professional advisors.
• Oversee commercial and residential lettings activity.
• Manage the company's business rates liability and identify cost-saving opportunities across the estate.
• Lead negotiations relating to dilapidations and other property disputes.
• Work collaboratively with Legal, Finance, Operations, and Maintenance teams to ensure efficient property management.
• Produce reports, financial appraisals, recommendations, and feasibility studies for senior stakeholders.
• Identify opportunities to maximise value and utilisation across the portfolio.
• Line manage and support a Property Co-ordinator.Profile

A successful Estates Manager should have:

• MRICS qualification.
• Degree-level education within Estate Management, Property, Real Estate, or a related discipline.
• At least 5 years' property experience, ideally within a retail or multi-site environment.
• Strong experience in landlord and tenant matters, lease renewals, rent reviews, and estates management.
• Experience negotiating both as a tenant and landlord to secure the best commercial outcomes.
• A strong understanding of the retail property sector, ideally within convenience retail.
• Excellent project management and stakeholder engagement skills.
• Strong commercial acumen with experience managing budgets and financial responsibilities.
• Experience gained client-side, within a retail developer, or a consultancy/agency environment.Job Offer
