Job description

We're looking for an Estate Caretaker to join our Operational Repairs team, helping to keep the estates and communal areas we own or manage clean, safe, attractive and welcoming for customers and communities.

About the Role

This is a varied, practical and mobile role involving general caretaking, cleaning, landscape maintenance and semi-skilled repairs across our estates. You'll inspect internal and external communal areas, resolve issues where appropriate, report more complex work and work with customers, colleagues, councils, suppliers and contractors to deliver an excellent, responsive service.

Key Responsibilities
  • Inspect internal and external communal areas regularly, proactively identifying work, completing appropriate tasks and reporting other issues.
  • Remove graffiti and accumulations of rubbish, liaising with local councils where waste is on publicly owned land.
  • Carry out landscape maintenance to support the work of our landscape maintenance contractors.
  • Identify and report faults affecting paths, roads, paved areas, car parks, communal areas and estate property, completing minor repairs where appropriate.
  • Undertake minor repairs to fencing, street signs, benches and other communal facilities.
  • Carry out semi-skilled maintenance repairs to defined quality and technical standards, along with general porterage duties in Broadacres offices when requested.
  • Liaise with contractors, consult residents, respond to feedback and report relevant tenancy concerns to the Housing Officer.
  • Test fire alarm and emergency lighting systems to the defined programme and complete all required records accurately and on time.
  • Manage issued clothing, equipment, vehicles and materials responsibly, including vehicle checks and the return of unused materials to stores.
  • Use a PDA to receive and manage tasks, communicate progress and challenges promptly, and support first-time fixes wherever possible.

A practical, reliable and customer-focused team player who builds positive professional relationships with customers and colleagues. Able to analyse problems, assess solutions, make sound decisions and manage multiple tasks in a fast-paced environment. Committed to high standards, value for money, environmental responsibility and excellent customer experience. Comfortable working independently, outdoors in all weather and collaboratively across the business.

Previous experience of working with the general public. Good basic knowledge of property maintenance. Good written and verbal communication, relationship-building, teamwork and problem-solving skills. Basic numeracy and literacy. Willing and able to work outside normal office hours, including responding to emergencies where required. Physically capable of manual handling, lifting, climbing ladders and carrying out outdoor duties. A valid driving licence and the ability to drive.

Desirable
  • Previous carpentry, plumbing or building experience.
  • Experience of landscape maintenance or gardening.
  • Knowledge of health and safety issues and horticultural matters.
  • Ability to use a chainsaw, power tools and other relevant equipment.
