Location: Must reside within the designated Divisional Location (South West)

Accountable to: Chapter Managing Director

Responsible for: A defined multi-function Division of the Spicerhaart Network

Main Purpose of the role:

Responsible for the implementation and delivery of the Division’s strategic operating plans, including sales performance within income, profit, and market share across Estate Agency and Legal Services, with oversight and contribution to Financial Services and New Homes operations.

The role involves:

  1. Driving listings and market share through canvassing and prospecting; embedding and evidencing the principles for Canvassing, Prospecting, and Market Share to optimize business opportunities.
  2. Creating a partnership culture within the Division.
  3. Supporting partnership working across all business streams to maximize operational efficiency.
  4. Contributing to the Divisional strategy for profitable growth and continuous improvement, focusing on KPIs and Market Share growth within the territory.
  5. Building and developing an effective Divisional Management Team aligned with company values.
  6. Ensuring understanding and ownership of operating objectives and standards by the team.
  7. Defining and delivering minimum standards across the Division.
  8. Ensuring adherence to the 'Spicerhaart Way'.
  9. Creating a coaching culture leading to high performance.
  10. Leading and motivating the Division’s business.
  11. Aligning recruitment, retention, training, coaching, and development strategies with divisional goals.
  12. Implementing company policies and representing the Division externally and internally.
  13. Monitoring financial and operational performance against plans and budgets, taking remedial actions when necessary.
  14. Ensuring legal and commercial compliance.
  15. Fostering a culture of innovation.
  16. Promoting HR best practices, staff retention, and engagement in marketing initiatives.
  17. Establishing internal audit and compliance processes.
  18. Ensuring health and safety compliance.
  19. Managing the Division’s reputation, including online reviews and public relations.
  20. Participating as a senior member of the Chapter Board.
  21. Leading and motivating staff, conducting performance reviews.
  22. Providing clear strategic direction and driving change.
  23. Demonstrating market trend awareness and marketing expertise.
  24. Championing core activities like canvassing, prospecting, social media, video, reviews, door knocking, and OMOM.
  25. Assessing and challenging the status quo to move the business forward.
  26. Building long-term performance and capacity, embedding a culture of self-belief.
  27. Understanding and managing a multi-faceted, collaborative 'One Team' operation.
