Job description

Thrive Oldham is recruiting for a Disrepair Surveyor in the Bury area.

Requirements:

  • Full Driving Licence and access to a vehicle
  • BSc (Hons) level in building surveying
  • Understanding of the disrepair protocol
  • Able to write Part 35 complaint expert reports (desirable)
  • Able to attend and carry out joint expert inspections
  • May be required to attend court as an expert surveyor
  • May conduct joint inspections

Purpose and Objectives of Post:

To carry out comprehensive in-house technical surveying and inspection relating to repairs, maintenance, and refurbishment, including responsive and planned repairs, empty homes reinstatement, disrepair, damp, and capital investment on council homes and public buildings managed by Bury Council.

Ensure the housing stock and public buildings are maintained in a reasonable state of repair through robust property inspections and the specification of effective remedial works and investments.

Provide support to the Assets, Repairs, and Neighbourhoods teams, offering specialist technical advice to enable Bury Council to have homes fit for habitation.

Provide technical, budgetary, and project planning information to support efficient service delivery and ensure high standards of work.

Duties and Responsibilities:

  • Undertake pre-inspection, during works inspection, post-inspection, and quality control checks for repairs, planned works, investment programs, disrepair, damp, empty homes, and public buildings.
  • Oversee projects and raise concerns with the Contract or Repairs Manager.
  • Conduct property building surveys, identify potential defects in line with policies, standards, and specifications, and specify or commission remedial actions.
  • Prepare specifications for remedial works for domestic and public buildings.
  • Ensure health and safety procedures and safe systems of work are followed by service providers.
  • Ensure site safety, method statements, risk assessments, and guidelines are adhered to.
  • Incorporate CDM regulations into specifications as appropriate.
  • Coordinate with contractors, organize works, and ensure they have necessary information.
  • Provide technical and project planning support to ensure high-quality service delivery.
  • Support the Assets, Repairs, and Neighbourhoods teams with technical advice for habitable and safe buildings.
  • Deputize for the Repairs or Contracts Manager during absences, overseeing service delivery and liaising with staff and departments.
