Job Title:

Building Services Operative (Fabric Tech)

Location:

Trafford Shopping Centre, Manchester M17 8AA

Shift Pattern:

Monday – Friday on shift pattern 07:00 – 15:00 & 14:00 – 22:00, 40 hours per week, alternate weeks

Salary:

Up to £34,736 per annum (depending on experience)

Role Overview:

Handyperson based on site within a team of operatives undertaking planned preventative maintenance (PPM) and building fabric within a retail property environment.

Main Responsibilities:

1. Perform planned and reactive maintenance as instructed by the Contract Manager, including fault finding, testing, repairs, and preventative maintenance of building fabric.
2. Update completed PPM tasks on the site computerised maintenance system.
3. Maintain engineering standards to ensure the effective and reliable operation of plant and systems.
4. Coordinate with specialist subcontractors for PPM and reactive works.
5. Adhere to company QA and site procedures, including Health & Safety protocols.
6. Maintain accurate site records and documentation.
7. Inspect services and proactively address callouts/repairs as needed.
8. Respond to site emergencies outside of normal hours and participate in the on-call rota.
9. Work in plantroom environments and at heights, using platforms and ladders with provided PPE.
10. Maintain company issued tools safely and properly.
11. Support the success of the contract with a proactive attitude.
12. Follow health, safety, and environmental procedures as per site plans.
13. Perform any other tasks as requested by management.

Additional Requirements:

• Proven experience in painting and light joinery works.
• Ability to adapt technical skills to a busy retail environment.
• Proficiency in computerised systems such as Microsoft Office and Building Management Systems.
• Strong organisational and administrative skills.
• Experience working within a maintenance team.
• Knowledge of workplace Health & Safety standards and safe work permits.
• Reside near the job site and available for callouts.
