Job summary

L&Q Living is hiring a Disrepair Surveyor on a 9-month fixed term contract, hybrid role across South/North and East London areas. You will own complex disrepair and complaint cases, using strong surveying judgement and resident-focused communication to drive timely resolutions.

Reporting to the Senior Disrepair Surveyor, you will survey diverse properties, coordinate with internal teams and external partners, and ensure reports meet building standards and legal requirements, including Fitness

• Experience in a similar surveying role, preferably social housing or local authority
• Experience managing disrepair cases
• Understanding of disrepair legislation and legal requirements
• Construction method knowledge
• Willingness to study and develop professionally

Job description

Contract Type: 9-month Fixed Term Contract, Full Time, 35 hours

Salary: £48,700 per annum to £60,000 per annum dependant on experience

Grade: 9

Reporting Office: London, Stratford

Persona: 20% - 40% of contractual hours to be worked from reporting office/site (hybrid working)

Join our Disrepair Surveying Team at L&Q:

Are you an experienced Surveyor who wants to use your technical expertise to make a meaningful difference to residents’ homes and lives? L&Q has an exciting 9-month fixed term opportunity to join our Disrepair Surveying team within Property Services. Reporting to the Senior Disrepair Surveyor, you will take ownership of a varied caseload of complex disrepair and complaint cases, combining strong surveying judgement with clear communication, accurate reporting and a resident-focused approach to resolution.

We have two positions available, one will be based in South London and surrounding areas, the other position will cover North and East London and the surrounding areas

Your impact in the role:

In this role, your work will have a direct impact on the quality, safety and condition of residents’ homes. You will survey a wide range of properties across L&Q’s varied portfolio, including new builds, converted street properties, high-rise homes, flats and purpose-built blocks. We are looking for someone who understands the different challenges each property type can present and who can bring a practical, solutions-focused approach to every case.

Travel is an essential part of the role because our homes cover a large geographic area. You will therefore need a full driving licence and access to a car, enabling you to work flexibly across sites and respond effectively to the needs of residents and colleagues.

You will work closely with L&Q’s in-house teams, external legal partners, contractors and other stakeholders to help resolve cases fairly, efficiently and professionally. Your surveying reports and specifications will need to be thorough, evidence-based and aligned with building standards and relevant legal requirements, including the Housing Conditions Protocol and the Fitness for Human Habitation Act.

This is a varied and rewarding role for someone who enjoys balancing technical surveying, project management, case ownership, budgetary awareness and stakeholder engagement in a fast-paced environment. You will need to be organised, detail-focused and confident managing competing priorities while keeping residents’ needs at the centre of your decisions.

We are looking for a self-motivated and professional individual who can build trust, influence outcomes and bring people together to find practical solutions. You will communicate with residents, legal representatives, local authorities, contractors and internal colleagues, using digital systems to track key case information and ensure cases move forward with pace and accuracy.

What you'll bring:

• Experience in a similar surveying role, ideally within a Social Housing or Local Authority Environment
• Experience of managing disrepair cases
• Understanding of disrepair legislation and legal requirements
• Skills and knowledge of construction methods
• Educated to HNC or HND level in a relevant subject or equivalent experience and willingness to commit to study and continuous personal development
• Experience of managing contractors and consultants to deliver within budgets and timescales
• A broad range of communication and influencing skills
• Good working knowledge of Microsoft packagesand an ability use digital software packages for tracking and management of key case information.
• Strong organisation and prioritising ability
• Demonstrate high levels of customer services and complaint handling skills
