Job summary

Spencelooker Recruitment Ltd in Manchester seeks a Delivery-focused Development Director to lead a portfolio of regeneration projects from planning through construction and completion.

Manchester | Up to £120,000 basic + discretionary bonus

An opportunity for a delivery-focused Development Director to join a property developer delivering complex regeneration projects.

Working closely with senior leadership, you’ll take responsibility for a portfolio of schemes from planning consent through construction and completion. The emphasis is on delivery, procurement and commercial control, supported by a strong understanding of the wider development process.

The role

• Lead design development and coordinate consultant teams from RIBA Stage 3 onwards.


• Set procurement strategies and oversee tendering and building contract negotiations.


• Manage project budgets, development appraisals and cashflows.


• Identify and manage delivery risks while maintaining design and construction quality.


• Support the administration of funding agreements and ongoing funder requirements.


• Build effective relationships with contractors, consultants and public sector partners.

About you

You’ll bring a strong track record of delivering substantial property projects, gained within development, construction, surveying or project management.

You’ll be confident taking ownership of complex schemes, making commercial decisions and holding project teams to account. Experience of procurement, contract negotiation and financial management is essential, alongside an understanding of planning, design development and construction law.

Experience of the Building Safety Act gateway process would be an advantage.

A basic salary of up to £120,000, depending on experience, plus a discretionary bonus and scope for progression.
