Descrizione del lavoro

About you:

You will be a confident and experienced manager within the built environment and will be required to undertake a management role in our busy Electrical Services team. The successful candidate will be responsible for a trade team within Housing Works that carry out repairs and maintenance to over 16,000 council owned properties throughout our estates across the city. You will need well developed analytical skills and evidence of positive people management, including the ability to build relationships with stakeholders. This is estate based so successful candidate must be able to work in Southampton on a daily basis.

About the role:

Your duties will include;

  • Leading a designated team of around 12 electricians
  • Handling and working with NICEIC electrical certification*
  • Managing small and large more complex projects
  • Delivering compliance aspects of electrical cyclical maintenance
  • Tendering and quoting for work
  • Accountable for managing budgets, forecasting and compiling expenditure reports
  • Accountable for managing contractor and staff performance including KPI’s
  • Dealing with day-to-day matters, contract management / management of sub-contractors whilst working in conjunction with other teams and departments in order to meet deadlines
  • Quality control / quality assurance checks and carrying out site-based inspections and reporting
  • Telephone, face to face meetings and email queries
  • Investigate complaints including those from Councillors, MPs and Ombudsman
  • Supporting/working with fellow Gas and Electrical Homes Managers and other Managers across the Council
  • Working/meeting with the Client function(s) to oversee the appropriate delivery of both planned and reactive work

*You will be required to become approved and registered NICEIC ‘Qualifying Supervisor’ (including C&G2391 or equivalent) in order to sign off electrical certification for works carried out. Experience and knowledge in this area along with competence are a must and previous experience of this elsewhere is welcomed. Additional trade skills and knowledge would be an advantage.

From a landlord perspective, we need to ensure that properties comply with both legal and regulatory obligations when it comes to Electrical & Gas systems in place and the work, we carry out on behalf of SCC. Robust planning and delivery of cyclical maintenance inspections is critical to have full compliance. Balancing reactive work with planned work and utilising resources appropriately is a daily challenge.

Essential requirements

Experience and a working knowledge of CDM, HHSRS, Awaab’s Law and applicable Health and Safety regulations is a must. The successful applicant must have a full UK driving licence and will be required to undergo a DBS check.

As the work is varied a flexible approach is required to meet changing needs and tight deadlines. Excellent customer service skills, enthusiasm, and a ‘can do’ attitude is essential as you’ll be our ambassador when speaking to customers and suppliers. You will liaise with residents, peers and colleagues on a daily basis so communication and customer focus will be essential to the role. Organisational, customer service, time management and high level of competency in using IT systems are key to this role. You will need to be able to remain calm and unflustered when working under pressure and/or faced with confrontation.
