Job summary

18 Recruitment Limited is seeking an experienced Damp & Mould Operative for a permanent role in Birmingham. You will join a repairs and maintenance team delivering damp, mould, condensation and property preservation works across social housing properties.

The role offers a company van, fuel card, and the opportunity to work with a well-established organisation committed to improving residents' homes and living conditions.

Qualifications

• Experience in damp and mould remediation within social housing.
• Ability to identify root causes of damp, mould and condensation issues.
• Experience in plastering, decorating, and property reinstatement works.
• Valid UK driving licence (Full, clean).
• DBS check clearance or willingness to obtain.

Responsibilities

• Carry out damp and mould treatment works in occupied and void properties.
• Identify and diagnose causes of damp, mould, and condensation issues.
• Complete mould wash treatments and anti-fungal applications.
• Replace damaged plasterboard, ceilings, and wall finishes due to damp/mould.
• Carry out patch plastering, skimming, and making-good works.
• Apply damp-proof treatments and remedial works.
• Undertake decoration works after damp/mould treatments.
• Improve ventilation by installing or replacing extractor fans and passive systems.
• Carry out minor carpentry repairs (skirting boards, architraves).
• Replace silicone and sealants around kitchens, bathrooms and wet areas.
• Basic plumbing repairs related to moisture ingress.
• Ensure work is completed safely and to a high standard.
• Record findings and completed works accurately.
• Provide excellent customer service and guidance to residents.

Are you an experienced Damp & Mould Operative looking for a secure, long-term opportunity within the social housing sector? We are seeking a skilled and customer-focused operative to join a dedicated repairs and maintenance team delivering damp, mould, condensation, and property preservation works across occupied and void social housing properties.

This is a permanent position offering a company van, fuel card, and the opportunity to work with a well-established organisation committed to improving residents' homes and living conditions.

Duties & Responsibilities

• Carry out damp and mould treatment works within occupied and void properties
• Identify and diagnose causes of damp, mould growth, and condensation issues
• Complete mould wash treatments and anti-fungal applications
• Remove and replace damaged plasterboard, ceilings, and wall finishes affected by damp and mould
• Carry out patch plastering, skimming, and making-good works
• Apply damp-proof treatments and associated remedial works
• Undertake decoration works following damp and mould treatments
• Improve ventilation by installing or replacing extractor fans, air bricks, and passive ventilation systems where required
• Carry out minor carpentry repairs, including skirting boards, architraves, and timber affected by moisture damage
• Replace silicone and sealants around kitchens, bathrooms, and wet areas
• Complete basic plumbing repairs relating to moisture ingress where required
• Ensure all work is completed safely, efficiently, and to a high standard
• Accurately record findings, completed works, and recommendations
• Provide excellent customer service and advice to residents on preventing future mould and condensation issues

Requirements

• Proven experience within damp and mould remediation, property maintenance, or social housing repairs
• Strong understanding of damp, condensation, ventilation, and mould-related issues
• Experience carrying out plastering, decorating, and property reinstatement works
• Ability to identify root causes and recommend appropriate remedial actions
• Experience working within occupied social housing properties is highly desirable
• Good knowledge of health and safety procedures
• Strong customer service and communication skills
• Ability to work independently and manage workload effectively
• Must possess own basic trade tools
• Full clean UK driving licence
• Clean DBS check
