Job summary

Build Recruitment is recruiting an experienced Contracts Manager to lead two live cladding and external refurbishment schemes across New Cross and Tottenham. You will oversee mobilisation through to completion, ensuring safety, programme delivery, budget control and quality standards.

You will provide operational leadership, managing Site Managers, subcontractors, and the wider supply chain, while working with commercial, design and resident liaison teams to maintain strong client relationships.

Qualifications

• Proven experience working as a Contracts Manager.
• Strong EWI and cladding refurbishment experience.
• Experience delivering external refurbishment projects.
• Ability to manage multiple projects and site teams.
• Strong understanding of construction programmes, health and safety and quality control.
• Confident client-management and communication skills.
• Valid SMSTS.
• Valid Black CSCS card.
• Full UK driving licence and access to a vehicle.

Responsibilities

• Oversee the delivery of two live cladding and external refurbishment projects across New Cross and Tottenham.
• Manage and support Site Managers and site-based teams.
• Develop, review and monitor contract programmes.
• Coordinate subcontractors, suppliers and labour requirements.
• Chair progress meetings with site teams, subcontractors and the client.
• Monitor project performance against programme, budget and quality targets.
• Carry out regular site visits, inspections and progress reviews.
• Ensure works comply with specifications, drawings and manufacturers installation requirements.
• Maintain high standards of health and safety across both schemes.
• Review RAMS, construction phase plans and site documentation.
• Work with the design team to resolve technical queries and design issues.
• Coordinate procurement and ensure materials are available in line with the programme.
• Work alongside the commercial team to monitor costs, variations and subcontractor performance.
• Manage snagging, defects and handover requirements.
• Provide accurate progress reports and updates to senior management and the client.
• Maintain effective communication with residents and support the resident liaison process.
• Identify potential delays or risks and implement recovery plans where required.
