Job summary

The Company in Bath / South West UK is seeking an experienced Senior Project Manager to lead high-value commercial fit-out and refurbishment projects across the UK. You will own delivery from pre-construction through to handover, coordinating design and construction teams to meet demanding timelines.

Ideally, you bring extensive CAT A/B project experience, solid programme management skills and a strong grasp of MEP, fire safety and regulatory requirements. Travel to UK sites will be required.

Qualifications

• CAT A and CAT B fit out project delivery experience.
• Experience managing projects in the £1m-£10m range.
• Strong understanding of programme management, logistics and coordination.
• Solid knowledge of MEP, fire safety and fit-out packages.
• Knowledge of Building Regulations and compliance requirements.
• Experience with JCT Design & Build contracts.
• Commercial awareness with ability to manage change and risk.
• Excellent client-facing, communication and stakeholder-management skills.
• SMSTS, CSCS and relevant construction qualifications advantageous.

Responsibilities

• Lead CAT A/B fit out projects from pre-construction to completion.
• Manage project programmes, critical paths, sequencing and resources.
• Primary day-to-day interface for clients, consultants, landlords and stakeholders.
• Lead Site Managers, internal teams and subcontractors.
• Manage design information, drawings, RFIs, specs and submissions.
• Coordinate MEP, fire safety and specialist packages through to commissioning.
• Maintain strong site presence and resolve operational issues.
• Drive quality standards throughout the build and manage risk.
• Identify changes early and coordinate with Commercial to protect the project position.
• Coordinate commissioning, warranties, handover and client sign-off.
• Ensure safety, compliance, on programme and to required quality.

Senior Project Manager - The Company

Senior Project Manager - The Role

You will take overall operational responsibility for the successful delivery of commercial fit out and refurbishment projects from pre-construction and mobilisation through to practical completion and handover.

This is a hands-on delivery role requiring someone comfortable taking ownership of complex projects, leading site and subcontract teams and acting as the key interface between the client, consultants, designers and wider project team.

• Lead CAT A and CAT B fit out projects from pre-construction through to completion and defects close-out.
• Take ownership of project programmes, critical paths, sequencing, logistics and resource planning.
• Act as the principal day-to-day contact for clients, consultants, landlords and other key stakeholders.
• Lead and coordinate Site Managers, internal project teams and subcontractors.
• Manage design information, drawings, RFIs, specifications, samples, approvals and technical submissions.
• Coordinate MEP, fire safety and specialist packages through design, installation, commissioning and certification.
• Maintain a strong site presence, proactively resolving operational and technical issues.
• Drive quality standards throughout the build rather than relying on end-of-project defect management.
• Manage project risk, reporting, progress records and key project information.
• Identify change, delay and disruption early and work closely with the Commercial team to protect the project position.
• Coordinate commissioning, O&Ms, warranties, statutory approvals, practical completion and client handover.
• Ensure projects are delivered safely, compliantly, on programme and to the required quality standards.

Senior Project Manager - The Person

We are looking for an experienced construction Project Manager / Senior Project Manager with a strong background in commercial fit out, refurbishment or design and build.

You will ideally demonstrate:

• Strong experience delivering CAT A and/or CAT B commercial fit out and refurbishment projects.
• Experience managing projects in the £1m-£10m range.
• A strong understanding of programme management, logistics, design coordination and subcontractor management.
• Good technical knowledge of MEP, fire safety and specialist fit out packages.
• Working knowledge of Building Regulations and relevant compliance requirements.
• Experience working with JCT Design & Build contracts.
• Strong commercial awareness with the ability to recognise change, delay and contractual risk.
• Excellent client-facing, communication and stakeholder-management skills.
• SMSTS, CSCS and relevant construction qualifications would be advantageous.

You will need to be comfortable working closely with both site and office-based teams and travelling to projects across the UK as required.
