Job summary

Property Management Recruitment Ltd is assisting a major residential rental operator in Ashford, Kent, to find a Community Manager who will be the on-site face of the building, with Monday–Friday daytime hours and autonomy.

You will own day‑to‑day operations alongside an on‑site facilities manager and a leasing partner, driving resident services, occupancy, budget management and safe, well‑presented living environments.

Qualifications

• Experience managing a residential property, build to rent, student accommodation or hospitality operation.
• Confidence leading on-site independently.
• Commercial awareness, including budgets, occupancy and revenue.
• Strong focus on customer or resident service.
• Knowledge of landlord and tenant legislation.
• IOSH or NEBOSH training.
• Experience with property management software.

Responsibilities

• Building a welcoming community and handling resident queries, requests and complaints.
• Managing the site budget, forecasting and P&L, and reporting performance to stakeholders.
• Working with the leasing partner and marketing team to hit occupancy and revenue targets.
• Overseeing tenancy management, including inspections, arrears and charges.
• Partnering with the facilities manager on planned and reactive maintenance.
• Keeping the building safe, compliant and well presented through regular walkarounds.

The role

As Community Manager, you’ll be the face of the building and the only member of staff on site. That means you own the day to day: residents, performance and how the place feels to live in. You’ll work alongside an on-site facilities manager who looks after maintenance and an external leasing partner who handles lettings, with support from a regional operations manager. It’s Monday to Friday, daytime hours.
