Key Responsibilities in Commercial Property Solicitor Roles
  • Manage a varied caseload of commercial property matters, including acquisitions, disposals, leases, investment transactions, landlord and tenant issues, and property finance.
  • Draft, review, and negotiate commercial leases, agreements for lease, licences, sale and purchase contracts, and other real estate documentation in line with regulatory standards and best practice.
  • Advise a diverse client base, including developers, investors, landlords, tenants, and business owners, providing clear, pragmatic legal guidance at every stage of the transaction.
  • Liaise effectively with clients, agents, financial institutions, solicitors, and third parties to facilitate successful completion of commercial property transactions.
  • Conduct due diligence, including investigation of title, review of searches, and preparation of reports on title for clients and lenders.
  • Ensure all transactions adhere to SRA, AML, GDPR, and other relevant compliance requirements, maintaining accurate records within the firm’s case management systems.
  • Identify and manage potential legal risks, proactively resolving issues and maintaining a client-focused approach.
  • Support colleagues in the property law team, sharing knowledge, providing mentoring, and contributing to internal training and departmental growth.
Essential Skills and Experience for Commercial Property Solicitors
  • Qualified Solicitor (England & Wales) with proven experience managing a commercial property caseload independently within private practice.
  • Strong understanding of UK commercial property law and transactional processes, including landlord and tenant work, acquisitions and disposals, and development.
  • Excellent drafting, negotiation, and analytical skills, delivering accurate and commercially astute legal advice.
  • Outstanding organisational skills, able to prioritise and manage multiple transactions efficiently in a deadline-driven environment.
  • Effective communication skills, providing a high standard of client care and building strong, long-term client relationships.
  • Proficiency in legal IT systems, document management, and Microsoft Office applications.
