Job summary

Place North West is recruiting a Commercial Portfolio Surveyor to oversee a substantial UK commercial portfolio, including office, retail, leisure and industrial assets. The role is client-side, with responsibility for occupier relationships, complex property matters and a proactive, commercially focused approach.

Based in Manchester, you will work with the Portfolio Management team to manage renewals, rent reviews and service charges while ensuring compliance with health and safety requirements

Responsibilities

• Managing all professional property matters across an allocated commercial portfolio.
• Handling lease renewals, rent reviews, lease assignments, sublettings and lease breaks.
• Acting as the principal point of contact for occupiers and maintaining client relationships.
• Carrying out regular property inspections and liaising with Building Surveying and Facilities teams.
• Assisting with service charge management, budget setting and annual reconciliations.
• Collaborating with the rating team on business rates matters.
• Providing support to Building Managers and ensuring health & safety compliance.

The Opportunity

An exciting opportunity has arisen for an experienced Commercial Portfolio Surveyor to join a highly successful and privately owned property development and investment business with a substantial UK commercial portfolio in excess of 7 million sq ft.

The portfolio is diverse and includes office, retail, leisure and industrial assets across a range of prime locations. This is a client-side position offering the opportunity to take ownership of a varied commercial portfolio within a collaborative and well-established property team.

This role would suit an experienced commercial property professional who enjoys building strong occupier relationships, managing complex property matters and working within a fast-paced, commercially focused environment.

The Role

Working closely with the wider Portfolio Management team and other internal departments, responsibilities will include:

• Managing all professional property matters across an allocated commercial portfolio
• Handling lease renewals, rent reviews, lease assignments, sublettings and lease breaks
• Acting as the principal point of contact for occupiers and maintaining excellent client relationships
• Undertaking regular property inspections and liaising with Building Surveying and Facilities Management teams
• Assisting with service charge management, including budget setting and annual reconciliations
• Working alongside the rating team on business rates matters
• Providing support and guidance to Building Managers
• Ensuring compliance with Health & Safety legislation and statutory requirements

About You

The successful candidate will ideally possess:

• Previous experience within commercial property management
• Strong knowledge of landlord & tenant matters
• Excellent communication and negotiation skills
• Strong organisational skills and attention to detail
• The ability to manage relationships effectively with occupiers and stakeholders
• MRICS qualification preferred, although this is not essential for candidates with the right level of experience
