Commercial Manager/ Senior Quantity Surveyor – Roles and Responsibilities
Reporting to:Managing Director
Working with:Internal:
– Managing Director
– Commercial Director
– Senior Contracts Manager
– Surveying/ Estimating Department
External:
– Clients
– Subcontractors
– Suppliers
– Consultants
Main Objectives:– Report directly to the Commercial Director and Managing Director on all commercial matters.
– Take full responsibility for the commercial performance and financial management of assigned projects.
– Ensure delivery of projects in line with the company’s build program and financial objectives.
– Seek and explore opportunities for business growth and profitability.
Key ResponsibilitiesDuties and Responsibilities:The following duties reflect the principal elements of the role, though the list is not exhaustive:
– Understand and comply with all Company Policies and Procedures at all times.
– Work closely with the estimating department to prepare competitive and accurate bids.
– Prepare and review tender documents, contracts, budgets, bills of quantities, and other project documentation.
– Conduct monthly Cost Value Reconciliation (CVR) reporting to the Senior Management Team.
– Monitor and track changes to designs or construction work and adjust budget forecasts accordingly.
– Procure subcontractors, negotiate terms, and agree detailed scopes of work.
– Manage interim payment applications and final account agreements.
– Authorize and process subcontractor payments in line with contract terms.
– Liaise with clients and a wide range of construction professionals, including site managers, project managers, engineers, and consultants.
Skills, Knowledge & ExpertisePerson Specification – Commercial ManagerEssential Skills, Knowledge & Aptitudes:– Strong communication and interpersonal skills
– Excellent numeracy and analytical ability
– Advanced proficiency in Microsoft Excel and commercial management software
– Ability to motivate and support team members
– Competent in liaising with internal teams and external stakeholders
– Able to work under pressure and meet strict deadlines
– Enthusiastic, flexible, and detail-oriented
– Willingness to undertake training and continuous professional development
Qualifications and Training – Essential:– 3–4 years’ experience as a Quantity Surveyor
– Excellent knowledge of fit-out works and project processes
– Third-level qualification in Quantity Surveying or a related discipline
Desirable:– CSR/CSCS qualification or equivalent
– At least 5 years’ combined experience in QS and commercial management roles
– Familiarity with a variety of construction contract types
Experience:– Background in construction and/or fit-out & joinery
– On-site project experience preferable
