Job summary

Soul Spaces in London’s Farringdon is seeking a Commercial Manager to own pre-construction work, manage cost plans, viability, and ensure readiness before site start. You’ll collaborate with design teams, clients and suppliers, training as you go, and take real ownership of a large pre-contract workload.

We value numbers, commercial thinking and Excel skills; 12–24 months experience in estimating, QS or pre-construction.

Qualifications

• Ambitious, organised and commercially minded.
• 12–24 months’ experience in estimating, quantity surveying, construction or pre-construction.
• Comfort with building regulations, procurement and subcontractor management.
• Experience preparing estimates or cost plans is a plus.

Responsibilities

• Cost planning & commercial management of projects.
• Review client briefs and prepare cost plans.
• Produce detailed cost breakdowns in Excel.
• Develop project budgets and monitor pre-construction viability.
• Push back on subcontractor pricing to secure best value.
• Coordinate with designers, consultants and subcontractors in pre-construction.
• Prepare procurement schedules for long-lead items.
• Support pre-contract programmes and project timelines.
• Protect project profitability through sharp costing and cost management.
