Job summary

PRS (Phoenix Resourcing Services) is seeking a Commercial Manager to lead commercial and cost management across UK data centre development projects, collaborating with senior teams to shape strategy and ensure financial control from design through delivery.

The role covers CAPEX planning, procurement strategy, and contract negotiations, with exposure to major data centre programmes and significant cost oversight. UK travel is paid; office and site-based work is required.

Qualifications

• Degree in Quantity Surveying, Commercial Management, or Cost Management.
• Chartered status with RICS, CIOB, or equivalent.
• Experience in data centres, critical infrastructure or complex construction projects.
• Strong M&E commercial experience is important.

Responsibilities

• Lead commercial and cost management across multiple data centre development projects.
• Manage project budgets, CAPEX forecasts, feasibility studies and business cases.
• Drive procurement strategies, tender evaluations, contract negotiations and commercial decisions.
• Oversee external cost consultants, contractors and commercial partners.
• Review construction costs, variations, valuations and contractual submissions.
• Manage financial reporting, project cashflows, cost forecasts and commercial risk.
• Provide commercial input throughout design, construction and project delivery.
• Develop cost benchmarks, reporting procedures and commercial best practice.
• Work closely with senior management, finance, development and delivery teams.

The Opportunity
The business is seeking an experienced Commercial Manager to take ownership of commercial and cost management activities across its data centre development portfolio.
Working closely with the senior leadership, development, design and construction teams, you will play a key role in shaping commercial strategy, managing project costs and ensuring effective financial control throughout the full development lifecycle.
This is a broad, influential position offering exposure to major CAPEX programmes, complex M&E infrastructure and significant data centre construction projects.

What We’re Looking For

• Degree-qualified in Quantity Surveying, Commercial Management or Cost Management.
• Chartered status with RICS, CIOB or equivalent.
• Strong commercial management or senior quantity surveying experience.
• Demonstrable experience within data centres, critical infrastructure or complex construction projects.
• Strong M&E commercial experience is particularly important.
• Experience managing significant CAPEX budgets, procurement and construction contracts.
• Confident managing external consultants, contractors and senior stakeholders.
• Commercially astute, proactive and comfortable influencing business decisions.
