The role blends commercial leadership with senior QS duties, overseeing two junior QS, managing costs, valuations and final accounts, and helping to improve procurement and reporting processes. The position is hands-on and designed for an experienced senior QS ready to progress into leadership.

Qualifications

• Senior and commercial leadership experience in construction.

Responsibilities

• Take commercial responsibility for projects from pre-construction through final account.
• Manage project costs, ensuring financial performance, compliance and risk control.

• Prepare budgets, cost plans, forecasts and regular reports.
• Procure subcontractors, issue enquiries, analyse quotations and negotiate appointments.

Blaymires Recruitment is representing a principal contractor based near Winchester that is searching for a Commercial Manager to join the business.

The company delivers high-quality refurbishment and new-build projects valued up to £5 million across the heritage, bespoke residential, education, commercial, community and healthcare sectors.

This is a hands-on position combining the responsibilities of a Commercial Manager and Senior Quantity Surveyor. You will take commercial responsibility for projects while leading and supporting two junior Quantity Surveyors.

The position would suit an experienced Senior Quantity Surveyor who is ready to progress into commercial leadership or an established Commercial Manager who enjoys remaining closely involved in project delivery.

Your Role

• You will take commercial responsibility for construction projects from pre-construction through to final account.
• You will manage project costs, ensuring financial performance, contractual compliance and commercial risks are closely controlled.
• You will lead, support and develop two junior Quantity Surveyors, reviewing their work and supporting their professional development.
• You will prepare budgets, cost plans, forecasts and regular commercial reports.
• You will manage subcontractor procurement, including preparing enquiry packages, analysing quotations and negotiating appointments.
• You will prepare and manage interim valuations, variations, subcontractor payments and final accounts.
• You will work closely with the Managing Director and project teams to monitor project performance and profitability.
• You will assist with estimating, tender preparation and the commercial assessment of new opportunities.
• You will identify and manage contractual and commercial risks.
• You will build effective relationships with clients, consultants, subcontractors and suppliers.
• You will help improve the company's commercial procedures, reporting systems and procurement processes.

Your Background

• Previous experience as a Senior Quantity Surveyor, Commercial Manager or Managing Quantity Surveyor.
• Main contracting experience across refurbishment and new-build construction projects.
• Strong knowledge of project cost management, subcontractor procurement, valuations, variations and final accounts.
• Experience working with JCT forms of contract.
• The ability to manage several projects and commercial priorities simultaneously.
• Some estimating or pre-construction experience would be beneficial.
• Previous experience managing, mentoring or developing junior Quantity Surveyors.
• Strong commercial awareness with a practical and proactive approach.
• Excellent communication, negotiation and leadership skills.
• A relevant qualification in Quantity Surveying, Commercial Management or Construction would be advantageous.
