Our client is a well-established and growing construction group with almost 30 years of experience delivering major projects across the UK.
The business operates across commercial, public-sector and residential markets, providing specialist construction, interiors, design and build solutions.
With an established Manchester operation and a strong pipeline of projects, this is an excellent opportunity for an experienced Commercial Manager to join a collaborative and ambitious team.
The business currently has projects ranging from £5,000 to £25 million, with a 2026 forecast group turnover of £73m.
Commercial Manager - Roles and Responsibilities
- Take overall commercial responsibility for projects from pre-construction and procurement through to completion and final account.
- Lead the commercial management of projects, ensuring budgets, costs, cash flow and margins are effectively controlled.
- Manage subcontract procurement, tendering, valuations, variations, payments and final accounts.
- Prepare and maintain accurate commercial reports, forecasts and cost/value reconciliations.
- Identify and manage commercial risks and opportunities throughout the project lifecycle.
- Lead commercial negotiations with clients, subcontractors, suppliers and other project stakeholders.
- Work closely with Project Managers and operational teams to ensure successful project delivery.
- Support the pre-construction and estimating functions with cost planning, market testing and contract negotiations.
- Provide commercial leadership and mentoring to Quantity Surveyors and other members of the commercial team.
- Ensure contractual and commercial procedures are followed across live projects.
Commercial Manager - Requirements
- Proven experience as a Commercial Manager, Senior Quantity Surveyor or similar senior commercial position within the construction industry.
- Strong experience managing the commercial delivery of construction projects from inception through to final account.
- Experience across commercial, residential, public-sector, fit-out or specialist construction projects.
- Strong knowledge of subcontract procurement, valuations, variations, cost reporting and contractual matters.
- Excellent negotiation, communication and stakeholder-management skills.
- Commercially astute with a strong understanding of project risks, margins and financial performance.
- Degree/HNC/HND in Quantity Surveying, Commercial Management or a related construction discipline preferred.
- Professional qualification such as MRICS would be advantageous but is not essential.
- Confident working independently while providing leadership and support to wider project and commercial teams.
Commercial Manager - Benefits
