Job summary

Crest Nicholson plc is seeking a Commercial Manager for the Eastern Division. You will ensure timely and accurate cost management, handle contractual issues and procurement, and oversee payment of sub-contractors for complex large-volume developments from pre-operational stage through final accounts.

Key requirements include RICS/CIOB qualification, strong commercial acumen, proven senior surveying experience in house-building or development, and excellent negotiation and communication skills.

Qualifications

• RICS or CIOB qualification is essential.
• Must be commercially aware with ability to manage staff.
• Extensive experience in a senior surveying role, preferably in house-building or developer context.
• Strong negotiation abilities and excellent communication skills.
• Organised and able to meet strict deadlines under pressure.

Responsibilities

• Assist with cost management for development sites from pre-production to completion.
• Identify and assess suitable sub-contractors.
• Negotiate and appoint sub-contractors within timescales and cost-saving considerations.
• Prepare sub-contract documents covering works/materials for dwelling completion.
• Place, vet and verify orders; evaluate claims and variations.
• Regularly review cost estimates and maintain site budgets.
• Advise on cost-effective development options and alternatives.
• Support Surveying Executive and provide information as required.
• Maintain a safe working environment and comply with Health & Safety policies.
• Ensure procurement aligns with Crest Nicholson procedures and accurate reporting.

A new opportunity for a Commercial Manager role has arisen in Crest Nicholson's Eastern Division. As Commercial Manager you will be responsible for ensuring timely & accurate cost management, dealing with contractual issues & procurement & payment of sub-contractors for complex large volume development projects from pre-operational stage through to final account settlement.

Key Responsibilities:

• To assist in the speedy, accurate and cost effective management for development sites from pre-production negotiation to completion.
• By identification and assessment of suitable sub-contractors.
• By the negotiation and letting of sub-contractors within the set timescales including the recommendation of any possible cost effective savings on the development design detailed and materials specified.
• By the preparation of sub-contract documents ensuring that they contain all work and/or materials which are likely to be required to enable the dwelling to be ultimately completed.
• By the placing or vetting and approving of orders together with evaluation and verification of claims and variations.
• By regularly reviewing cost estimates and accurately maintaining site budgets.
• By recommending the most cost effective means of developing the land and advising any suitable alternatives.
• To be responsible for other duties associated with the above being:-
• Providing further information and assistance to the Surveying Executive as and when required.
• Assist at all times in maintaining a safe working environment within Company workplaces, and applying the Company Health & Safety Policy, for their own, their colleagues, third parties and public's benefit.
• The specification of materials and plant in accordance with Group Agreements.
• Accurate and comprehensive procurement of all subcontract packages.
• Ensuring the team compliance with Crest Nicholson Commercial procedures.
• Accurate reporting and documenting.
• Assisting and managing the Surveyors.
• Any other duties that may be required

Essential Qualifications/Attributes

• RICS / CIOB qualification.
• Must be commercially aware with the ability to manage staff.
• Extensive experience in a senior surveying position, ideally with the house building industry or with a developer with mixed use credentials.
• Good negotiator
• Excellent communication skills
• Organised – Able to direct and work to strict deadlines and under pressure

Desirable

• Degree or other technical qualification.
