Job summary

The People Pod is seeking a Commercial Director for a growing residential contractor in the UK. You will lead the commercial function across high-rise, multi-family and mixed-tenure developments, shaping governance and owning the commercial strategy.

You will mentor Commercial Managers and Surveyors, review cost plans, forecasts and CVRs, and drive margin improvement while collaborating with Pre-Construction and Estimating teams to secure profitable outcomes.

Qualifications

• Proven experience leading commercial functions within residential construction.
• Strong background delivering high-rise residential, multi-family or large-scale housing developments.
• Experience as Commercial Director, Head of Commercial, Commercial Manager or equivalent senior leader.
• Strong understanding of CVRs, forecasting, cashflow, procurement and governance.
• Excellent knowledge of JCT and NEC forms of contract.
• Experience managing and developing commercial teams.
• Ability to balance strategic leadership with detailed commercial oversight.

Responsibilities

• Lead the commercial strategy across a portfolio of developments.
• Provide leadership, support and direction to Commercial Managers and Quantity Surveyors.
• Review and challenge project cost plans, forecasts, CVRs, cashflow and reports.
• Drive commercial performance, margin improvement and risk management.
• Collaborate with Pre-Construction and Estimating during tendering and procurement.
• Oversee major subcontract procurement and supply chain strategy.
• Ensure governance, reporting procedures and controls across projects.
• Lead contractual negotiations and guidance on risk and final accounts.
• Support leadership with business planning, forecasting and strategic decisions.
• Build relationships with clients, consultants, housing associations and partners.
• Drive continuous improvement across processes and ways of working.
• Mentor and develop the commercial team through coaching and succession planning.
