The People Pod in Warrington is seeking a Commercial Director to lead the commercial strategy for a growing residential construction contractor delivering high-rise, multi-family and mixed-tenure developments across the UK. Qualifications

• Proven experience leading commercial functions within residential construction
• Strong background in high-rise, multi-family or large-scale housing developments
• Experience operating as a senior commercial leader (Commercial Director/Head of Commercial)
• Strong understanding of CVRs, forecasting, cashflow, procurement and governance

Responsabilités

• Lead the commercial strategy across high-rise residential, multi-family and mixed-tenure developments.
• Provide leadership and direction to Commercial Managers and surveyors.
• Review cost plans, forecasts, CVRs, cashflow and reporting.
• Drive margin improvement and risk management across all projects.
• Collaborate with Pre-Construction and Estimating during tender and procurement.
• Oversee subcontract procurement and supply chain strategy.
• Ensure governance and commercial controls across projects.
• Lead negotiations and guidance on risk and final accounts.
• Support business planning, forecasting and strategic decisions.
• Build relationships with clients, consultants and investors.
