Job summary

Amplius is seeking an experienced Clerk of Works to help deliver high-quality new homes across the South Region. The role requires prior Clerk of Works or related quality inspection experience, with a focus on new-build residential and social housing projects.

You will identify defects, monitor standards and support quality from construction through to handover. The position is permanent, full-time, 36.25 hours per week, hybrid with a weekly presence in Milton Keynes.

Qualifications

• Requires Clerk of Works or closely related quality inspection experience.
• Experience in new-build residential construction, ideally including inspection and QA of social housing developments.
• HNC in construction discipline or equivalent and a valid CSCS card.
• Strong knowledge of construction legislation and NHBC Standards.
• Ability to interpret drawings, specifications and build programmes.
• Experience identifying defects and non-compliance through site inspections.

Responsibilities

• Carry out regular site inspections to monitor quality of materials and workmanship.
• Monitor health and safety on-site and report non-compliance or risks.
• Work with contractors to track progress, including labour, materials and delays.
• Produce clear, detailed reports covering inspection findings, defects and evidence.
• Attend site and project meetings, acting on behalf of the Project Manager where required.
• Review drawings and specifications and provide technical advice.
• Complete snagging inspections and support handovers during the liability period.

Permanent, Full-time role

We’re looking for an experienced Clerk of Works to help deliver high-quality new homes across Amplius’ South Region. You’ll need previous Clerk of Works or closely related quality inspection experience, alongside new-build residential experience. Experience inspecting social housing developments would be particularly valuable, as you’ll help identify defects, maintain standards and support quality from construction through to handover.

Salary: £47,656 per year (plus car allowance of £2,750.28)
Contract: Permanent, full time
Your week: 36.25 hours - Monday to Friday, 8.45am to 5pm
Location: Hybrid, with a weekly presence in our Milton Keynes office.

This role will involve travel in and around Amplius’ South Region (Bedfordshire, Buckinghamshire, Northamptonshire and Oxfordshire).

Snapshot of your role

• Carry out regular site inspections to monitor the quality of materials and workmanship, ensuring compliance with contracts, drawings and specifications
• Monitor health and safety on-site, identifying and reporting any non-compliance or risks
• Work with contractors to track progress, including labour, materials and any delays
• Produce clear, detailed reports covering inspection findings, defects and supporting evidence
• Attend site and project meetings, acting on behalf of the Project Manager where required
• Review drawings and specifications, providing technical advice and supporting continuous improvement
• Complete snagging inspections, support handovers and work with aftercare teams to resolve defects during the liability period

What we’re looking for

• Previous experience working as a Clerk of Works or in a closely related construction quality inspection role
• Experience in new-build residential construction, ideally including inspection and quality assurance of social housing developments
• HNC in a construction discipline (or equivalent) and a valid CSCS card
• Strong knowledge of construction legislation and NHBC Standards
• Experience identifying defects and non-compliance through detailed site inspections
• Ability to interpret construction drawings, specifications and build programmes
• Confidence producing clear and accurate technical reports
• Strong communication, negotiation and relationship-building skills
