Job summary

HD Surveyors in Birmingham is seeking a Chartered Building Surveyor to deliver professional and project-led surveying across a commercial portfolio. You will manage client instructions independently, provide technical advice to owners, investors and occupiers, and contribute to a growing practice with hybrid working.

The role requires MRICS qualification, a degree in Building Surveying, and proven experience delivering professional and project-led services, including dilapidations and contract

Responsibilities

• Lead delivery of professional and project-led Building Surveying instructions across commercial portfolios.
• Undertake technical due diligence surveys to support acquisitions or investments.
• Produce detailed building survey reports for owners, investors and occupiers.
• Manage contract administration for refurbishment and maintenance projects.
• Prepare specifications, schedules of works and tender documentation.
• Provide dilapidations advice for landlords and tenants; advise on lifecycle reporting.

Overview

An opportunity has arisen for a Chartered Building Surveyor to deliver a balanced mix of professional and project-led Building Surveying services across the commercial property sector. The role offers responsibility for managing client instructions independently, providing technical advice to property owners, investors and occupiers. This is a permanent position with hybrid working and exposure to a varied portfolio of commercial assets.

The Role

• Lead the delivery of professional Building Surveying instructions across commercial property portfolios while retaining ownership of client commissions.
• Undertake technical due diligence surveys supporting acquisitions, disposals and investment decisions
• Deliver detailed building survey reports for commercial property owners, investors and occupiers
• Manage contract administration commissions for refurbishment, repair and maintenance projects
• Prepare specifications, schedules of work, tender documentation and contract administration records
• Provide dilapidations advice for both landlord and tenant clients
• Produce planned preventative maintenance programmes and lifecycle expenditure reports
• Complete reinstatement cost assessments for commercial buildings
• Prepare Licences for Alterations and oversee approved tenant works
• Undertake project monitoring instructions, assessing construction progress, technical compliance and risk
• Advise on Party Wall matters where required
• Manage instructions from appointment through to completion with direct client responsibility
• Liaise with consultants, contractors and stakeholders throughout project delivery

About the Consultancy

This independent property consultancy provides integrated technical consultancy services to commercial property owners, occupiers and investors. Alongside Building Surveying, the practice delivers project management, sustainability, building safety and related consultancy services. Continued growth in client instructions across the commercial property sector has created the requirement to appoint an additional Chartered Building Surveyor.

Candidate Requirements

• Degree qualified in Building Surveying or a related discipline
• MRICS qualified through the Building Surveying pathway
• Experience delivering both professional and project-led Building Surveying services
• Strong technical due diligence and commercial building survey experience
• Contract administration experience across refurbishment and maintenance projects
• Experience advising on dilapidations and landlord & tenant matters
• Knowledge of planned maintenance and lifecycle reporting
• Ability to manage client instructions independently
• Commercial awareness with confidence advising property owners, occupiers and investors
