Join Our Team as a Building Surveyor! PT - 3 days a week.

About Us:

Active Prospects is an award-winning charity supporting around 400 people annually in the south-east with learning disabilities, mental health needs, or autism. We recently won Employer of the Year at the National Learning Disability & Autism Awards.

Role & Responsibilities:

• Conduct building surveys of Active Prospects Properties, both new and existing, to inform decisions, appraisals, and maintenance plans.
• Assist in designing building layouts to meet the needs of the people we support.
• Manage development, extension, and refurbishment projects, liaising with architects, contractors, and suppliers to ensure timely and within-budget delivery.
• Provide technical guidance, diagnose defects, undertake property surveys, prepare specifications, and manage projects through to completion and defect rectification.
• Support the organization in achieving environmental, sustainability, and net-zero targets for its housing stock.

Additional Responsibilities:

• Create detailed project plans for lead projects.
• Prepare detailed drawings using CAD or similar systems and handle planning permission and building control applications.
• Manage the full tender process.
• Advise on energy efficiency, environmental impact, and sustainable construction.
• Possess good knowledge of JCT contract management.
• Lead stock condition surveys.
• Draft detailed specifications and tender documentation.
• Assist with budgeting and forecasting.
• Have knowledge of DHS, HHSR, and current Safety and Quality Standards.
• Lead on CDM regulations for property development, refurbishment, and maintenance programs.
• Understand Fire Safety requirements for various property types.

Candidate Requirements:

• Bachelor's degree or equivalent in building surveying or related field.
• NEBOSH qualification (training provided if not held).
• Experience in procurement, managing building maintenance, and capital projects.
• Knowledge of statutory and legal regulations including planning, Health and Safety, and Fire Safety.
• Effective communication and negotiation skills.
• Attention to detail and good design sense.
• Financial acumen and budget management skills.
• Solution-oriented mindset.
• Driver’s license and own vehicle.
