Job summary

SettleParadigm is seeking a Building Surveyor to join our Surveying Services team. You will perform technical inspections, diagnose defects, prepare clear specifications and oversee small works from instruction through to completion across Buckinghamshire, Bedfordshire, Hertfordshire and beyond.

Qualifications

• Essential: HND or degree in Building Surveying with demonstrable surveying experience.
• Proven ability to prepare clear specifications, schedules and detailed reports.
• Knowledge of housing standards and regulatory compliance.
• Experience monitoring contractors and managing small works.
• Strong diagnostic and problem-solving skills.
• Driver's license and access to a vehicle.

Responsibilities

• Carry out technical inspections including damp, disrepair, voids, and energy efficiency.
• Diagnose defects and prepare technical recommendations and schedules of work.
• Support alteration reviews and complete post-inspections.
• Provide input into new-build defect management and reports.
• Ensure compliance with HHSRS, Decent Homes, and building regs.
• Produce accurate reports within templates and KPIs.
• Manage small works projects from specification to completion.
• Support contract administration and monitor contractor performance.
• Communicate findings professionally with residents and partners.
• Build relationships across teams and contribute to service improvements.

Mobile role: Travel across Buckinghamshire, Bedfordshire, Berkshire, Hertfordshire, Cambridgeshire and Greater London
Mileage: Paid at 55p per mile (minus commuting costs)
Hybrid working: Mix of mobile, office and home working

About the role

Due to a recent promotion within our Surveying team, we are looking for a Building Surveyor to join our Surveying Services team and help ensure our homes remain safe, well-maintained and compliant. You will carry out technical inspections, diagnose building defects, prepare clear specifications and oversee small works from instruction through to completion. The role covers a wide geographical area and requires confident site based working, report writing, strong technical judgement and a professional, customer focused approach.

Key responsibilities

• Carry out technical inspections including damp and mould, disrepair, voids, FRA remedials, environmental health concerns, energy efficiency and general condition
• Diagnose building defects and prepare clear technical recommendations, schedules of work and specifications
• Support reviews of structural and non-structural alteration requests and complete post-inspections
• Provide technical input into new-build defect management
• Ensure compliance with HHSRS, Decent Homes, FFH, building regulations and CDM 2015
• Produce accurate reports within agreed templates, standards and KPIs
• Manage small works projects from specification through to completion
• Support contract administration and monitor contractor performance
• Communicate findings professionally with residents, colleagues, contractors and partners
• Build strong working relationships across Property Services and Customer and Neighbourhood teams
• Contribute to service improvement, team KPIs and continuous professional development

About you

Essential Criteria

• HND in Building Construction or degree in Building Surveying
• Strong experience carrying out property surveys and diagnosing building defects
• Ability to prepare specifications, schedules and detailed technical reports
• Knowledge of JCT contracts, CDM 2015 and housing standards
• Competence in assessing HHSRS compliance
• Strong diagnostic, organisational and problem-solving skills
• Experience monitoring contractors or consultants
• Good IT skills and confidence with financial assessments
• Physically capable of undertaking site inspections
• Full UK driving licence and access to a vehicle

Desired Criteria

• MRICS or MCIOB (or working towards)
• Experience working within social housing
