A unique opportunity has emerged for a proactive Building Manager to join our team at Criterion Hospitality. In this role, you will oversee the efficient and compliant delivery of facilities management services, coordinating both in-house staff and external suppliers across hard and soft services.

The role will be based south of the river in London.

You will need your own car and driving license.

Key Responsibilities:

  • Managing inbox, corresponding to emails, and answering the telephone.
  • Be responsible for and exceed your key KPIs.
  • Show contractors around sites when requested by the maintenance/facilities manager.
  • Engage building residents and the local community, working with safer neighborhood teams and the council.
  • Build relationships with all suppliers and ensure follow-up on anti-social behavior.
  • Ensure all Fire Life Safety measures are up to date within your buildings.
  • Complete weekly and monthly activity reports.
  • Follow up with residents for prompt settlement of rents, parking, and other debts.
  • Manage Shield with all compliance documents and ensure mandatory inspections are completed.
  • Handle fly tipping issues, enforce fines where needed, and manage bulky collections.
  • Conduct daily building inspections, produce reports, and upload them onto Yardi.
  • Raise communal maintenance requests on Yardi for action.
  • Update the Maintenance tracker and coordinate with the Facilities Manager.
  • Support and manage cleaning staff as needed.
  • Ensure waste is ready for collection the evening before pickup.
  • Coordinate with the lettings team for move-in cleaning and inspect properties post-cleaning.
  • Arrange access for viewings and manage the process with letting agents and reception team.
  • Complete monthly payroll and prepare weekly reception rotas.
  • Perform emergency light checks and monthly flick tests.
  • Conduct weekly fire alarm testing and biannual evacuation drills.
  • Address actions from annual risk assessments promptly.
  • Organize quarterly resident engagement meetings and produce newsletters.
  • Ensure all team members wear IDs and lanyards when on-site.
  • Manage costs within budget constraints.
  • Complete ITTR documentation for all team members.
  • Ensure CPL training completion for new starters within their first week.
  • Hold performance reviews at 4, 8, 12, and 6-month intervals.
  • Identify and suggest additional revenue streams and opportunities.

Qualifications, Experience, and Knowledge:

  • IOSH certification minimum.
  • Experience in block management with some lettings knowledge; willingness to learn.
  • Experience managing teams.
  • Excellent communication skills.
  • Ability to work well under pressure in a fast-paced environment.
