Job summary

IWFM is seeking an experienced Building Manager for a prestigious multi-tenant commercial site near Heathrow. You will own day-to-day building operations, supervise facilities services, and ensure tenant satisfaction while maintaining compliance and safety standards.

You will manage contractor relationships, oversee budgets, and coordinate inspections. The role requires independent working style and strong stakeholder engagement in a busy commercial environment.

Qualifications

• Experience as Building/Facilities/Property Manager or similar.
• Experience with commercial or mixed-use properties.
• IOSH or NEBOSH qualification desirable.
• Excellent contractor and supplier management.
• Experience working with service charge budgets.
• Strong communication and stakeholder management.
• Ability to work independently and manage multiple priorities.

This is an excellent opportunity for a proactive facilities and property professional to take ownership of a busy commercial development, ensuring the highest standards of building operations, tenant satisfaction, compliance, and contractor management.

The Role

As Building Manager, you will be responsible for the day–to–day management of the building and its occupiers, acting as the key point of contact for tenants, contractors, and stakeholders.

Key responsibilities include:

• Managing daily building operations and facilities services
• Building and maintaining strong relationships with tenants
• Overseeing planned preventative maintenance programmes
• Managing hard and soft service contractors
• Ensuring full compliance with health & safety legislation
• Coordinating statutory inspections and audits
• Managing service charge budgets and expenditure
• Conducting regular building inspections and reporting on building performance
• Handling tenant queries and resolving issues efficiently
• Supporting lease and occupancy activities where required
• Monitoring security, cleaning, landscaping, and waste management services
• Ensuring the property remains safe, compliant, and professionally presented at all times

About You

To be successful in this role, you will ideally have:

• Previous experience as a Building Manager, Facilities Manager, Property Manager, Estate Manager, or similar
• Experience managing commercial or mixed–use properties
• Strong knowledge of health & safety and property compliance legislation
• IOSH or NEBOSH qualification (desirable)
• Excellent contractor and supplier management skills
• Experience working with service charge budgets
• Strong communication and stakeholder management abilities
• A customer–focused approach with excellent problem–solving skills
• The ability to work independently and manage multiple priorities
