Job summary

PMR in Birmingham is seeking a Building Manager to oversee daily operations, maintenance, and resident experience across the property portfolio. You will ensure the building is safe, well-maintained, compliant with regulations, and residents receive excellent service.

The role requires managing contractors and on-site staff, coordinating preventive maintenance, and producing clear reports for senior management.

Qualifications

• Proven experience in building, property, or facilities management, ideally in residential or multi-occupancy buildings.
• Strong knowledge of building systems, maintenance practices, and health & safety regulations.
• Excellent communication and customer service skills; ability to manage resident relations professionally and diplomatically.
• Strong organizational skills with the ability to manage multiple priorities and contractors.
• Ability to produce clear, accurate records and reports.
• Problem–solving mindset with the ability to respond effectively in emergency situations.

Responsibilities

• Manage day–to–day building operations, including daily inspections, coordinating maintenance and repairs, and overseeing cleaning and janitorial services.
• Respond promptly to resident inquiries, service requests, and complaints; maintain positive resident relations and ensure high standards of customer service.
• Coordinate and supervise contractors, tradespeople, and on‑site staff; schedule and monitor work quality and completion.
• Ensure compliance with health and safety, fire safety, and building regulations; maintain accurate records of inspections, certificates, and risk assessments.
• Oversee asset and inventory management for building systems and supplies.
• Monitor utilities and building systems (e.g., HVAC, lifts, plumbing, electrical) and arrange preventative maintenance to minimize downtime.
• Manage emergency procedures and be available for out–of–hours incidents as required.
• Support budgeting and cost control by tracking maintenance costs, generating reports, and liaising with finance where needed.
• Prepare and deliver regular reports on building performance, maintenance activities, and resident issues to senior management.
