Build to Rent Project Manager – Manchester, Multi-Phase

Job summary

Calibre Search is recruiting a Project Manager for a major Build to Rent residential development in Manchester, working with the Project Director to deliver a 75m scheme and lead follow-on phases across the region.

You will manage day-to-day site delivery, coordinate subcontractors and consultants, maintain programme controls, quality and health and safety, and build long-term continuity as the development progresses through multiple towers and future work.

Qualifications

• Experience delivering BTR/PRS or large-scale residential developments.
• Track record managing substantial construction projects, ideally 30m-100m.
• Strong knowledge of sequencing, programme management and subcontractor coordination.
• Able to lead site teams, drive performance and hold subcontractors accountable.
• Proactive approach to problem-solving, planning and managing construction risks.
• Strong focus on health and safety, quality and programme delivery.
• Ability to work with a Project Director and contribute to delivery of the scheme.
• Relevant construction qualifications are preferred.

Responsibilities

• Support the Project Director in successful delivery of the current BTR development.
• Manage site teams, subcontractors and consultants to ensure safe, efficient delivery.
• Drive programme performance, identify delays and implement solutions.
• Coordinate construction activities with effective sequencing across trades.
• Manage design coordination, technical queries and information flow between parties.
• Maintain high standards of quality with inspections, records and corrective actions.
• Monitor health and safety and ensure compliance with procedures and requirements.
• Work with the commercial team to manage costs, variations and risks.
• Lead progress meetings and report project performance to the Project Director.
• Build strong relationships with client, consultants, subcontractors and supply chain.
