Job summary

Thriving Investments, part of Places for People, seeks an Assistant Asset Manager to support a £1.1bn residential portfolio across England and Scotland. The role blends analytical work with hands-on site involvement, including regular travel and multi-site coordination.

You will work with Asset Managers, Surveyors and external consultants to optimise operational, financial and social performance and contribute to maintenance and lifecycle investment planning.

Qualifications

  • Experience within residential asset management, property management, surveying, development or mobilisation.
  • Experience managing development handovers, defects, snagging or property mobilisation activities.
  • Experience analysing property, operational or financial performance data and identifying improvement opportunities.
  • Experience supporting or managing planned maintenance, capital works programmes or lifecycle investment planning across residential assets.
  • Full UK driving licence and ability to travel regularly across a multi-site portfolio.

Responsibilities

  • Assist in contractor procurement activities and maintenance programmes.

More about your role

As our Assistant Asset Manager, you'll play a key role in supporting the performance and growth of a diverse residential property portfolio comprising approximately 1700 homes across the England and Scotland and the integration of seven new sites located in across the Midlands and southern England.

Due to the national nature of the portfolio and regular travel requirements, applicants will need to live within approximately 1.5 hours of Leeds, where the team is based.

This is a highly visible, hands-on role that offers exposure to all aspects of residential asset management. You'll work closely with our Asset Manager, Fund Managers, Surveyors, Developers, Property Managers and external consultants to help maximise operational, financial and social performance across the portfolio.

You'll also support portfolio performance reporting, compliance monitoring, planned maintenance programmes, lifecycle investment planning and contractor procurement activities. This role combines strategic asset management responsibilities with practical site-based involvement, making it ideal for someone who enjoys both analysing performance data and being out on site engaging directly with stakeholders.

The role offers a blend of home and site-based working, with regular weekly travel across the portfolio.

Essential criteria

To be considered for this role, your CV should demonstrate:

  • Experience within residential asset management, property management, surveying, development or mobilisation.

  • Experience analysing property, operational or financial performance data and identifying improvement opportunities.
  • Experience supporting or managing planned maintenance, capital works programmes or lifecycle investment planning across residential assets.

More about you

You'll already have experience working within residential property, asset management, surveying or a related environment and be comfortable managing multiple priorities across a growing portfolio. You enjoy building strong working relationships with developers, housebuilders, managing agents and consultants and are confident challenging and influencing when required.

You'll be highly organised, proactive and capable of managing your own workload while balancing both office-based analysis and regular site visits.

Experience within Build to Rent, Single Family Housing, Affordable Housing or institutional investment environments would be advantageous, as would exposure to planned maintenance programmes and capital investment projects. Most importantly, you'll be eager to develop your career within a growing and entrepreneurial asset management team where you'll have the opportunity to gain broad exposure across a £1.1bn residential investment portfolio.
