JOB PURPOSE:
Coordinating logistics asset management activities of real estate assets from acquisition to disposal in the UK. Devising and executing Asset Business Plans with the investment program team to mitigate risk and maximize return, aiming to maximize net operating profit, asset growth, and value, while enhancing stakeholder satisfaction.
KEY DUTIES AND RESPONSIBILITIES:
Strategy
- Work within the sector asset management team and closely with fund teams and the Country Leader to devise and agree on initial underwriting using Anaplan and Asset Business Plans for each asset.
- Create forecasts using cash flow models, develop 3-5 year strategic asset plans, and prepare the Annual Business Plan (budget).
Execution
- Accountable for executing the business plan of assigned assets under portfolio strategy, with oversight from the UK Logistics Asset Management Director.
- Underwrite assets for acquisition or development, collaborating with Transaction, Program, and Country Leadership teams to produce Asset Business Plans.
- Analyze and refine forecasted initiatives to optimize asset performance, including rental negotiations, capex planning, and valuation impacts.
- Forecast using Anaplan to identify deviations from the plan and propose corrective measures.
- Manage capital expenditure projects to enhance asset value and growth.
- Oversee property valuations and ensure their accuracy.
- Ensure stakeholder satisfaction through high standards in Property Management, Leasing, Client Relations, Community Engagement, and Accounting.
- Provide recommendations on holding, selling, or fixing assets, including financial impacts, to the Fund/Program Teams.
- Share sector knowledge, market intelligence, and best practices across teams.
- Ensure proper invoicing reconciliation using Dwellant or Yardi.
- Supervise analysts, guiding and developing talents.
Reporting
- Ensure accurate and timely reporting via systems like Yardi/Go Analytics, and communicate asset plans and outcomes to relevant teams and investors.
- Contribute to improving tools and processes for underwriting and reporting efficiency.
Compliance
- Manage risks and policies, ensuring compliance with the Red Book and loan covenants.
- Manage external property managers and ensure procedural compliance for audits.
- Maintain health, safety, and security procedures for personnel and assets.
Qualifications, Education, and Experience:
- Bachelor's Degree preferred, with 5-8 years of relevant experience, or equivalent combination of experience and education.
- Organized, detail-oriented, and efficient.
- Open to new perspectives and able to analyze multiple information sources.
- Excellent report writing and communication skills in English; additional languages are a plus.
- Skilled in negotiating complex legal agreements.
- Knowledge of financial assets, portfolio principles, and complex business data.
- Project management capabilities to coordinate stakeholders and complete projects.
- Analytical skills in valuation and cash flow modeling, including IRR and NPV calculations, using tools like Argus, Anaplan, etc.
- Proficiency in Microsoft Office, Salesforce, Yardi, VTS, and other relevant software.
