Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Completes assigned work orders from resident requests for service, and preventative maintenance by diagnosing defects, following policies, safety standards, and code requirements.
- Completes the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins: pre‑move‑out inspection, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspections.
- Follows procedures for accessing materials, tools, and equipment, tracking inventory, returning unused items, and notifying supervisors of re‑ordering needs.
- Completes documentation and paperwork accurately and promptly for service requests.
- Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
- Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts, avoiding wasteful use of materials, and practicing correct use of tools and equipment.
Other Responsibilities
- Complies with safety and risk‑management policies, attend risk meetings, complete OSHA and other required trainings, and report accidents promptly.
- Periodically inspects work performed by contractors or vendors to verify quality standards, scope, and specifications.
- Assists in conducting routine and periodic property inspections to identify safety concerns, maintain property repairs, and communicate physical needs to management.
Required Licenses or Certifications
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All required State and Local certifications (for all Service Technicians).
- Valid driver’s license for operating a golf cart on property if applicable.
Compensation
Hourly range: $23.00–$25.00, plus incentives.
Additional Compensation:
- Corporate Positions: Eligible for quarterly or annual bonus program based on individual and company performance.
- Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
